I can saywithout a price, it leaves a bad taste in a buyers mouth and even in buyer agents mouths and often it is skipped over becuase they tried to get sneaky to get more calls.

I agree with Roy, no price usually means overpriced. Everytime I see a car parked on side of road for sale, the first thing i do is look to see if they have a price on it. If I knew it was in my price range, I might stop and look at it, call owner, etc. If no price is listed, I don't stop or call. I don't want to hear a bunch of bs about how much money seller just spent on it, etc. Price is the #1 factor that will make me look at it. Same applieas to land and houses.
