I have a client with rental properties where she also requires a vet clearance that the pet is spayed, or neutered, and up to date on shots and has been vet checked recently. Her rental renewals also require a vet check.

If you are not doing a criminal background check, be prepared to be sued for negligent screening if the tenant has a history of violence and attacks someone. In court, you will be portrayed as a greedy landlord who only cares about money, not safety.

Debbie, one of my investors does both and on top of that he charges $25 for all would be applicants to fill out the three page questionnaire/application form. It works great for him as he only has serious candidates and he is always at full occupancy.

Debbie, I don't handle rental properties, but I have investor clients who buy them. I always recommend they do credit checks and criminal background checks. You just can't be too careful these days.

I don't manage properties, but our company does have a management division. They manage over 70 rentals. Doing a criminal background check isn't something CLC does.

YES...most definitely background check along with credit report. I believe we owe a full fiduciary duty to the landlord, especially if you are going to be managing the property for them.
