I showed 5 homes and we made an offer, we lost. The next day I showed 17 houses starting 9 in the morning until 8 that night and the very last house we bought and the client has lived there for 12 years.
I had some long term clients who had bought and sold 3 homes with me over 5 years. I knew them! He was an Army Ranger and was transferred to Georgia and I thought that that was the end.
They called and told me, GUESS WHAT we are coming back find us a home. I sent them some listings and they told me. We trust you, we want the house on Central, get it done!
I did the home inspection; all of the repairs and one month later I met them at the house with the keys and a bottle of champagne. Thanks for the Happy memory!

Well, I may have a record going on - written 20 offers and must have shown 100+ homes!
I have sold ones sight unseen. I've also lost count of the most, but it took around three years (not constantly showing though).
Jeff, my personal record is 82 showings within a six month period to very delightful, first time home buyers. They just love their new home!!!
Hi Jeff -- as long as they buy -- I typically don't count. When I show lots and there is no sale --- I wish I could forget the number.
I have had some clients take more than a year to buy. Of course, they are not out looking every day --- very specialized search typically.
The least number is two. But I have told a story of a client who bought the first house I showed him but he needed to see about 30 or so more before he made the decision to buy --- obviously, that was in more of a buyers' market than in our current extreme sellers' market.
I have not yet sold a property without the buyer seeing it --- I have heard reports that it has happened.
Still showing one client from 4 years ago. Out of state and obviously in no hurry. Has become a good friend so time spent looking around the same as having a dinner together etc. I have sold one home sight unseen. Felt a lot of extra pressure. Not from client but for my own concious and worry that I had not shown everything that would help him make sight unseen decision. Much more work on my part...created by myself not his request. Mark

The most? Let's just say it was more than the 3 homes that HouseHunters gives buyers to look at! But I don't think I've hit one in the triple digits yet.
What is the sign for infinity Jeff Dowler CRS You show a bunch of house and learn that the person is not committed. You show more and feel like quitting only to think that the day you fire that buyer they buy something from someone else on the first showing. I wish I could physic out this game.
When I first started out, a couple ran me around like crazy. I showed them dozens and dozens of houses. They'd ask me a million questions about each property even though it was out of the question for either husband or wife.
It was happening again. The wife hated the property, but questions were flying at me.
I stopped them and asked if they planned on living together. What?! They said of course they were. I said "She ain't living there. She hates that place!" That solved that problem.
We eventually found the house they both loved. We opened escrow. They told their financial planner, who talked them out of buying the house and instead investing more money with him. And that's what they did.
No, never sight unseen, but the first one on more than one occassion. I would say my longest serious search was about six months. I was more serious than they were.
I once showed a couple about 60 homes over several weeks. They never bought and I realized they probably never would buy when they lived out of a camper for 8 weeks and said they were very comfortable and actually liked it.
