I don't because once it's really sold and closed...the new homeowners take possession. I do put Under Contract when both sides are signed...
When it is recorded. I used to tell my agents, when the check clears...LOL A
When it is really sold!
I'm pretty superstitious about this. My SOLD rider goes up after the last big contingency is removed, and that would be home inspection or appraisal, whichever is last.
There was an agent in my neighborhood once who had a listing plastered with sold signs the day after he listed it, and guess what? He got a visit from the KickOut Fairy!
My real esate partner and wife believes that a pending sign is a jinx and since I am amrried to her I let that be. When sold we take the sign down. For full disclosure I am not a typical listing REALTOR® and my business model is investors as well as building homes and partnering developments.
Never do I put up a SOLD sign. What's the point.
A previous question asked does superstition keep you from putting up PENDING signs. So, I put up a few.
The result was counter-productive.
FOR SALE call Debbie is the only sign that should be seen in those front yard.
I don't put a sold sign because I still keep getting calls that are potential buyer clients looking in that area.
I put it up as soon as all the contingencies have been cleared. Prior to that, I put up an under contract sign.
Not before all the contingencies are cleared, Debbie Reynolds . We also have 'sale pending' signs that works best till then (of course after the offer is accepted!)
Once we've cleared the inspection and major contingencies.
After the appraisal and all the contingencies have been satisfied!
When I use a sign rider, I wait until contingencies have been signed off.
I usually put up a pending sign when the offer is accepted and it is taken down at closing. Very rarely do I use the sold sign.
I only put it up if the seller wants it up. I offer, but most agree that I could possible get calls from the sign.
After all contingencies are cleared.
Once it's closed with permission of the new owner.
Raul nailed this one!
After the closing would be a good time.
Debbie, when that corpulent lady begins to sing that is when we are through all the inspections, appraisal, and the lender has vouched for the final loan commitment.
I usually don't. Sometimes I wil put up a " Sale Pending" a week or so before settlement. I think it's better to send out " Just Sold" postcards to surrounding area.
When all contingencies are removed. 10 to 17 days after executed contract.
The new trend is "TOO LATE". Vague and humourous.
after paperwork is completed title company notifies in writing about recording date....
I never do because I want the buyer calls even after it is pending
We almost never do...but if we do...not till financing is in check
Put it up as soon as everything is signed and funded at closing.
Once conditions are cleared and sale goes firm we put up the sold sign.
