Hey Noah.  I see the same thing here in South Florida.  Myself I try to vet them out to see if they might be a fit for my team :)  

We will see where this economy is going.  I'm seeing possibly another 'correction' in 2017 or 2018 and we will see how many of these new agents are still hanging on :)

We are inundated in our real estate schools these days--with market turning around all those "silly" people who think this is easy work and easy money. 90% of them won't renew their license after a year.

The schools are packed.

Fresh smiley faces  are signing up for all the promises offered by agent service providers. Happy days are here again for brokers and these service providers.

At my REMAX office of over 140 agents, there are no newbie's coming on board, but the transition of experienced agents following the pathway of greater opportunity.

Many of the newbies I have chatted with, under the guidance of CB, KW and BH, are being taught the same ole, same ole, and are NOT being advised how to leverage their unique situation that will most assuredly displace the gray hairs.

Have the brokers made no effort to change their tragic ways that for decades resulted in criminal failure rates?

Hi Noah -- our offices are similar in size and it has been in the same location for over 40 years.  For the longest time, there was little turnover and lots of veteran agents.  Over the last few years and two manager changes and there has been quite a few newly licensed agents coming on board and some seasoned agents leaving.

These are interesting times in our market.  For a while there were offices closing and/or consolidating and we are now seeing new companies opening or expanding.   

Never a dull moment....

Yes,  I believe it's always like this when the market heats up, prices are still low, interest rates are low and people think it's an easy way to make money!  Little do they know what lies in wait for them!!!  Only a few will stay when they realize that they actually have to work!!  I'm training new agents this year, so it will be interesting to see who lasts the year!

Just like the real estate market, agent populations are cyclical, when the media reports how hot the market is, people try to jump on the bandwagon, in 2008 there were 53,000 licensees in Colorado, by 2012  that number was down around 28,000, we are seeing a huge increase in new agents coming into the industry again, unfortunately like Annette Lawrence said, if these agents are getting the same old training they will be out of business before they ever get a chance to get started.

New agents please seek out a company that uses new training and utilizes your skills to help you be the best agent you can be.

One last thing, of 1,000 new licensees only 140 will actually still be active at the end of their first year, of those 140 only 40 will be able to make a living in this industry, that is 4%, increase your odds by finding the right company.

We're aren't getting new people in my office but have recruited seasoned professionals away from other firms. We're up to about 70 agents since we consolidated one of surrounding towns office into my office into the center of the region.

The decline of the market saw a decline in agents who began or could afford

to stay in the busienss if they could not move with the market...that is changing again.
