I will take non-approved buyers out once or twice. It offers buyers a feel of what's out there and can motivate them to take the financial steps. I also do a lot of rapport building during this time, so when the buyers ARE ready, they often come back to me.

Preapproval or qualification is always first. I do take buyers out with out qualification if I know what they do as a career. I deal with a lot of engineers from the San Jose area. I don't have to get a letter from a morgage banker. Most of them pay cash or trade their 401 k account to pay for a vacation propert

There are some valid reasons. A cash buyer obviously doesn't need a preapproval, or someone that will be a cash buyer once a property sells.
If financing will be involved, there shouldn't be a time that this happens - what if they fall in love with the first place they see and can't get it? Their heart is broken & it all could've been avoided with some prep work.
