Alejandro,

Reading books is a good idea, however it takes a lot more than that.  To relate to a luxury seller/buyer you have to understand the language of luxury.  You have to know what this demographics psychographics (their lifestyle, their values, and how they approach life).  Different than just that they have the money!

Jack Cotton writes a couple of very good books about the luxury market.  He is from Cape Cod area and knows what he is talking about.  I think for under $50 you can buy all three books about the luxury market.

To be able to smoothly handle luxury clients, you should join some clubs, societies where they are present and mingle with them.

From the start, you should assume that luxury market buyers and sellers are generally more educated, more knowledgeable and aware, more sophisicated than the average buyer.  Expect them to be more demanding, both as sellers and as buyers.

Arts organizations and charities can be excellent places to link with this particular segment of buyers and sellers.  If you have a genuine interest in cultural activities and fundraisers for high-profile groups, that will be a plus. Above all, be yourself and understand that you are dealing with a very specialized catagory of clients in the luxury market.

These folks are influence or authority buyers and sellers.

Knowing this, you must position yourself to intersect their pathway using conduits of influence or authority.

Start with subcribing to the local, gossip publication and start recording where these folks are hanging together, the efforts they support, the boards upon which they serve, the charities they champion, the arts and music they attend, the yacht club they frequent...then get in their way.

If you know what I am talking about, then you know you must buy a table and invite your current friends who are not in real estate.

Simultaneous with the above activity, do your homework and get the information needed for modeling. Within a week you will be on par, marketing wise, with the heavy hitters in that segment.

You can gain clients. First step might be to get the luxury designation to learn more about doing this kind of business.

well probably the best way to do it is to have already sold luxury properties.  I know, chicken or egg?

That being said, I would try to join networking groups where you tend to get more luxury home owners.  BNI won't do that for you, but maybe the Rotary Club, join golf clubs, meet some high end attorneys (including some that do estate/probate work).
