And one of them gives me many referrals, too...and I love referrals.

Bridget - I am surprised to see how many agents have in-house lenders. I have a lender that I use because he is honest and trustworthy, communicates well with me, and gets the job done. Plus, he knows his stuff. That is value enough for me.

We have weekly office meetings and our in-house lender gives a brief update on any news or changes we should be aware of. I find it is often valuable and helps me serve my Buyer clients.

Value to me?
They pay rent to the brokerage owner and the owner gets a percent of the lender business volume. The agent, ME, does not factor into that equation at all.
Could they? Yes.
Will they? After over 20 years, it has not occurred to them yet. They think co-marketing is bringing value. They think the promise of service is value.
But, I can't blame them. I've observed right here on AR when a lender asks real estate professionals, 'What value can I bring?" the responses are quite simply silly. I've sat at office meeting where the broker says, "I've got $10,000 to spend. How do you want me to spend it to help all of you?" The agents respond with non-sense like another copier, color coded folders, office logo, parking....absolutely NOTHING regarding generating business.
A lender I used before the crash was located in a Sun Trust facility. This relationship DID bring value. (a clue)

When I worked for brokerages that had in-house services or affiliates, they largely had a sense of entitlement. That was an excellent way to ensure they didn't get my business.
The way to provide value is simply to do an excellent job for the client.
