I have a client who sends BOTH sides of the sale a card in the mail every quarter. The card is for BOGO dinner, entry to zoo, $5 off this or that. Whether the client uses them or not they are still seeing my client in front of them once a quarter. I think the good news is that people really don't use them so it is just costs the amount of the mailing. But....whichever side she did not represent, will still remember her before their own agent!!!! LOVE IT!

Be active in local community affairs, events and you see the sellers. They see you in the papers, online too. Unless they have moved away and a happy holidays email, some timely "it's been a year since you sold, were thinking of you in your new life direction. Hope everything is well..." sincerity fueling all you do in the reach out, reconnect.

You can still send them the regular market snapshots (top producer product) and/or Market Insider.

I use  mediacenter and mark my google calendar for birthdays, anniversaries, when they closed, etc. Always pops up reminding me to make a call.

I keep in touch just like i would a buyer ,sellers will become buyers and if you stay with them via phone call ,email and texting them , when they are ready to buy or they might refer you a client , i will do this also for my buyers after the are home owners.

Newsletters, market updates, and letters. I have a set in my Real Estate Prospecting Letters designed for this - trivia for each month of the year.

In addition, it's good to call or stop by 2 to 4 times each year just so say hello and ask how they're doing. 

Show that you're interested in them - and make sure they know you're still there. But don't simply write and ask for referrals every time.

Yes as Signature Properties of Vermont mentions, it's the ones that move out of the city or elsewhere.

At first thought it would seem weird to ask the exact address of where they're moving to. Always afraid the response would be "Hey you sold my house and moving back with my parents. What else do you want?"

In reality they are probably fine with giving the address to you.

Didn't they go to live somewhere else?  Even far away Sellers know people and have people back home and keep in touch.  I still send newsletters and birthday cards to them.  Like, Forever.  Some have moved back...

You can keep them on your newsletter list and special offers and promotions emails. Don't let them forget that you are their agent because you want those referrals. Definitely call or drop notes from time to time.

We send out a newsletter every other month and we do pop-by gifts if they moved in town. I love the newsletters as they get 6 a year and they are really "low key"...One featured property, an article on a home tip, a mortgage tip, calendar of events, and what's happening with us.

It is probably going to be 5-10 years before the client you closed a deal will move again. So you can not stop reaching in any way you can( occasional emails, calls, texts, cards, a lunch, etc.). The quality of your communication with a past clients is a factor is whether you win repeat and referral business from them.

We still keep them on our mailing list, of course - so they receive updates, holiday greetings and even new listings asking them to pass those along if they know someone who may be interested.

 

What we are looking for, specifically, is something to send out at the 1 year mark. For buyers, it is a "Happy Anniversary" message that includes a photo of them at their walkthrough etc. For sellers, that approach will obviously not work.

I deal mostly with Sellers and the majority of them have moved out of state.  If I have an address, I will send them a note card, but usually I do not have their contact information.

I think it's wise to treat people who moved out of the area just the same as anyone else. For one thing, they may decide to "come home." For another, they probably still have friends and/or family in the area, so you could gain referral business.

I agree it is difficult to keep in touch with sellers who move out of the area. I just send them my calendars.

Right, Debbie Gartner , if they are ALSO purchasing, that makes it easy...it's those sellers who have transitioned for other reasons that are tricky. Your tips on establishing credit etc. are a good idea, thank you.

Oh, and obviously, make sure you get their new address.  If they are renting (and may buy later), you can also send info on preparing to buy (e.g. re-establishing credit, what to look out for in buying a home, etc.

You really should group them into groups and set up campaigns based on the 4-5 needs.

I think some of this depends on where they moved.  If they moved away/out of area, this may be lower priority for you.  If they are still here and bought another place, I would treat them similar to buyers...give them tips on their home (e.g. energy savings, best investments to improve value, decorating tips, etc.
