Use resources to find the successor (successor data) and strategically prospect them by phone or at their door without mentioning the life (death) event.

I don't market to them.  Get to know Attorney's who handle estates and they can contact you.

It is important to have good relationships with the lawyers who handle estates on a regular basis.

It's a niche market, and a delicate one. I do everything possible to begin a supportive relationshp first. Often, sellers need to wait for funds to clear, and decisions are made. This can take a few months at least. So my first goal is just to connect and stay in touch.

That is a very hard one.   If you contact the family to soon you make them upset and if you wait to long they find someone else.   And the time frame is different for every family.

I have bought Estate List Notices in past and have sent letters direct to executors who live in and out of state and copied same letter to attorney and then follow up a call attorney personally. I probably will do this again and find out if it works or not. Its a precentage game I guess. I have also called the Public Guardians office to see if I could be of any assistance

Know these are very difficult sales...can have many family members weighing in on decisions...build a rapport with attorneys who deal

in this area of the law as referral sources.

The same way as any other property. Make sure you are considerate of their loss. Make sure you are dealing with the person who has power of attorney to sell the home Check to see if the estate has not gone through probate yet. Work hard.

I have done it a few times with success.  I have one estate listing now.

I would probably start with a personal letter expressing my condolences and offering to help in any way I could.

I don't seek them out but I will gently broach the subject if I know them and that is the case. You have to use a lot of tact and not appear to be an ambulance chaser.
