The more targeted the better. Advertising to a niche will bring better results for the money. You could market yourself as a specific neighborhood specialist, etc. You can run multiple ads at once with different messages and target the audience you want that to reach. I have one going for down payment assistance that targets younger buyers and a reverse mortgage ad that targest the 65+. I had one for FHA streamline refinances that received a ton of clicks which costs more money but didn't have a great conversion rate.

I ran the campaign once and it was very targeted market. However narrowing down too much can also work against you since that can cause a very small market. Depending on what you are trying to target you may want to play with the market. I will follow this questions for learning what others have to share.

Try to keep the target audience in mind and don't make it too big. Don't run it for more than a week at most.
