Praful Thakkar I wanted to let you know you provided some thought and inspiration in my blog today. Monday I had a battle royal with agents who did not out in offers for a new listingu i said would sell in mere days. It leads me to the conclusion that the first time a buyer is writing an offer they usually wait a few days to a week, then after they find they lost that home because of their delay, they write the next offer right on the spot after finding a home they love.

I have had a list of 10 homes to show and written the offer immediately after only showing one of the 10 homes and I have had other buyers loose out because they waited too long. One thing that appears consistant is the longer it takes them to make the offer, the worse the offer is.

Most of the time, they have a 'fear of loss' so I expect they'd do it immediately. However, in real life, this does not happen.
