I don't have an average. I have a seller right now who spent $5K in fixing up his place for listing. I had another not spend a penny. Yet another spent $3K and another who spent $500. I think it really depends on their budget AND their understanding that putting your best face forward is important to get the most money out of the transaction.

I could not provide an average since sellers, markets,  and house prices I have listed are so diverse. I have had sellers spend $5 - $10K on a $500K home, and in one case as much on a home half that price, and others who don't want to spend a dime on a more expensive home, or perhaps a few hundred dollars

I can't say there is an "average" dollar amount, as I carry listings priced from $100,000 to over $1 million. The sellers' budgets are not comparable. And sometimes I've found that the "cheapest" sellers are the ones with the most expensive houses!

I rarely see this go to $10k.  They'll spend $2-3-4-$5k, but only if I can justify why this is the best use of the money.

There are also many who's budget is $0 because they don't see a need.  That's when I know I'm going to earn every penny of my commission.  Those have also been the listings which I've terminated in those cases when I came to realize I'd made a mistake by agreeing to work with this seller/home.

It varies, Angela & Stephen Hardiman . Some of them go out and spend lots of money to make sure house is presentable and some just avoid spending anything.

That questions is as broad as it is long.  Every market is different. Every seller is different.  It would never occur to me to "average" what a seller spends ... for me, it's useless data.

Angela - I hate to echo everyone else but it indeed just depends. I had a property on the market - a 2BR 2BA villa - walls were chartreuse - my seller had me select a neutral color. Had tile in the LR but it was ugly, my seller had me put in carpet. Had loads of cracked tiles in the kitchen and BAs, seller had me pick out tile. Total spent - about $8,000 - result an offer the day the tile was installed!

Other more high end properties may need to spend way more - but sometimes it's a matter of rearranging furniture and just paint.

In my area I would have to guess somewhere between $5K and$10K.  Of course it depends on each situation.

Depends on the value of the home and if it will help it enough to sell.

I have clients that wanted to put new carpet ,counter tops etc but the numbers for the value of the home just wouldn`t match up .

It depends on the property and what financial shape they are in....with short sales, it is very minimal, with some of my higher end properties, they are willing to spend about $4-5,000.  Hope that helps!

A loaded question. It really depends on the type of property, and more importantly the value of the property. Is this money that will help the seller make more money, or is it money that will not be recouped?

Most of the time very little but as time goes on they will start to. A shame really as if they would have done earlier the home would have sold when it first went live.

Average? Can't say. More often than not the places don't need work other than moving a few things around and cleaning up.

But yes there are those where a lot of work has been done.

Very difficult question to answer. It depends on the home and the condition. Of course we have  to make the home look as good as possible, but at some amount we reach a point of diminishing returns. At that point one is throwing good money after bad.

I can't say they have an average. It depends on the seller and the deferred maintenance issues. I have seen sellers spend $10000 and others balk at $500.

My sellers have replaced carpet and painted, as well as refinished hardwood flooring.    Not sure if I could put a dollar amount, but they have done what would bring them money in return.

I own a staging company as well as having a real estate license and I stress to every seller that buyers watch HGTV and expect all homes to look dressed up!  I do agree that for a typical single family home with bedding, lamps and art updates, the cost is approximately $5000

Don't spend excessive money on projects that you've always wanted, but is not going to make a difference in the price of your home or how quickly it sells.

Anytime I have consulted with sellers that are willing to spend several thousand, usually the funds are directed toward improving curb appeal, and/or upgrade kitchens and bathrooms.

Talking to our local agents here, most said their average sellers are willing to spend on average about $500, and up to a few thousand if they're in the upper price point.
