Noah,

Nope, it is the best way to label yourself as a nincompoop!  Our answer was to say, "everyone has their own style!".  And when an owner talked about other agents in a critical manner, we just listened and did not fuel the fire.  My father's favorite saying was, "If you mess with manure, you come out smelling like manure!"  A

I can't speak for myself, but I know that Chief Cook would never do that.  She and her broker maintain a high level of integrity, and badmouthing others is not the way to get a listing or buyer.  You never know who knows or is related to whom!

I would not belittle myself by being coerced into that game Noah Seidenberg . It's always been a goal to be recognized as a professional and this behavior will not lift anyone to that stature.

It's against the code of ethics. I don't do it. It wouldn't be right and I think it would just make me look bad.

Some agents love to bad mouth other agents claimin they are the best neighborhood and downplay others. Typically they are mouthy. Our broker says if we can catch them for some illegal, unprofessional acitivities do not hesitate to file a complaint with state licensing. Often they will behave professionally.

Noah Seidenberg just don't know why we should talk about others at OUR listing presentation.

When asked about a person - just stay balanced. Your opinion may not matter much if they have already formed one for this person, anyways.

I've bitten my tongue many times.  I've said something like, "We have very different business models.  Let me tell you about mine."

Our ethics rules say to not talk bad about another agent.  That's excellent advice.  It usually comes back to haunt you if you do.

I do not bad mouth another agent because it makes me look just as bad.  When asked I usually say something about how every agent has their own style and mine is different from that agent.   It usually gets me in good.

The way to kill a real estate career in a local market is to disparage any agent or broker.  We never do that.  If a client asks about someone specifically, you can be sure that they are fishing for something to take you out of the running as their listing agent, in my opinion.

Although I may be mentally biting my tongue not to, I never have. As others have said, I just say we all have different approaches, not bad, just different.

I would never speak badly about another agent in front of a client. I will distinguish myself by sharing what I would do differently. I agree that it is unprofessional and would reflect badly on me.

Noah Seidenberg  I try not to . I think it is unprofessional .  I may say that is not my style and leave it at that with a smile if they have a criticism about the agent

No problem, I will take care of it!

No, but I do ask what the seller liked and didn't like about their previous realtor.  It helps me determine what is important to the seller so I can address those issues.  Bad-mouthing fellow realtors is not a good idea and I think it's unethical.

No, never. If I'm asked about a specific person, I basically say that our local association rules prohibit us from such a discussion.

Great response. I had a showing and the buyer client of mine worked late at night in the music business. He asked for a showing on a condo that was presented as 1500 sq feet and had different photos than the actual property we saw. My client complained in front of me and the listing agent that was accompanying the showing that it was not the same property. The listing agents answer was that his assistant "forgot" to change it from a different listing they once had in the building.

My client became angry at me and said that this Sunday afternoon showing was like him being up in the middle of the night since he had worked all Saturday evening. I had no choice but to say that it was improper for the listing agent to misrepresent the listing on the MLS. He insisted I complain and I did and it was changed.

Another time recently I had a listing appointment and the client had scheduled 4 agents in a row back to back and I think I was 3rd out of 4. The client complained to me that 2 and 3 had stated they were better than the last and I decided I did not want to compete in this game and declined to submit a proposal because I thought it was not worth it with this much competition and did not wish to work with her. She became angry and complained that It was a good question to ask to judge your opinion of your co-workers and I disagreed. I do not believe I was.
