Jeff, for my higher priced listings I used to use a professional photographer but I now shoot my own photos as well as videos.  Pros take beautiful shots but don't seem to understand what the buyers are actually looking for.  I believe that a good realtor has a better sense of the shots that attract buyers as opposed to just a pretty picture.

I have not so far, but you never know what may happen with a high end listing in the future.

For most of our listings, yes. Good photos make such a difference in getting attention and our photographer has a great virtual tour tool that creates a video. For the occasional video walk-thru, I do it myself. I also do my own pictures of lots/land and very cheap investment properties I know are going to sell quickly.

I use a professional photographer and use her images to create a visual tour.  I have a great camera and take great photos myself but frankly, I think my time is better spent selling real estate/negotiating/marketing than worrying about the images!

Jeff... I've never not used a professional photographer. First of all, I'm a terrible photographer. Secondly, it's one of my value propositions for sellers and very popular with them as they see so many bad photos on the web.

Looking into more video, not slide shows or virtual circle tours, rather voice over video.  High res pics is still what the consumer wants most.

I take my own photos but not with a cell phone. Video can be time consuming. I've done some but not convinced they are any better than photos. Some videos I've tried to watch make me dizzy because it's shaky and agent I zooming in and out, panning back and forth.

Hi, Jeff. I take my own pictures. I have a nice camera with a very wide angle lens. It does a great job, and I can take a pretty decent picture. 

I do use a professional photographer to photograph my listings and each listing has a virtual tour.

Unless it is a small condo, I always use a professional photographer.  This company has the option to produce a well-done video which I upload to You Tube and include in my blogs and on my web site. 

Up until last year I did my own photography.  I am not the best, but I do a good job.  When I found out how inexpensive it is I took the plunge.  Larry does all our video output.

I usually take my own photos and I bring two different cameras and sometimes come at different times of the day because of light conditions.  I've also been taking my own video for YouTube but it takes some time to process, cut, and put them together to make a decent presentation.  Lately, my listings have been going under contract before I could finish the video.

It depends on the property.  I certainly don't for short sales. I never use a cell phone to take photos. I have a Cannon camera that produces good results. My photos are never an issue and my listings sell for top dollar.

I use RealBird software which creates a cool presentation.  It works very well for most of my listings.

ALWAYS. Even if it's a $199K listing. The quality of the photos is so much better...I am honestly puzzled by the fact that so many photos are still taken by agents with cell phones. Photos make or break the listing as far as I'm concerned. For $100-$150 per property, it's the most important money I spend.
