Thanks guys for the responses! I haven't had bad experiences, but I get a lot of "Can you send me an email?" Which I can, but I feel those emails are just going to the trash. I think consistent follow up will have to be my mantra.. And Raoul, I am in Phoenix as well, so if you want to go to lunch, just let me know. ;)

As with our prospecting, and clients, it starts with offering something of quality. And that needs be done while building confidence. Being regular even when not receiving business speaks volumns. Demonstrating how you will treat someone when doing business while not doing business creates a lot of confidence. I would say most importantly you must be consistent with what ever avenue you choose. To start something and drop it only a month or two later will do you more harm than good. I have a great lending partner that provides great training so I try to direct people his way, but he's not local so many people don't go with them. Making contact with realtors - giving them some personal touch - is a good way to build those relationships.
