Not that many around here, but not trying to get the listing at first helps establish some communication. Don't feed them a bunch of bs like agents can get them 15% more if they list.

Same as expireds, call them and try to build some rapport and offer your assistance.

I like to tie in a pop by gift concept.
Consider sending an introduction letter with and "ACTION" statement that would encourage the seller to call. Also, let the seller know that you will contact him/her on xx-xx-2015 to follow-up and answer any questions they may have. Also offer to provide the seller a free home review but, make sure you have comps on hand if you are going to make pricing recommendations.
