I put a lot of trust into my inspector's recommendations. I have learned over the years how to spot problems myself, and to recommend what might be the proposed solution.

Certainly, if the water is affecting the foundation, that is sign number one.

drainage needs to be tested, sewer, gutter etc need to pour water and watch ...

I doubt inspector run these tests.

Bill Dandridge It's great to have inspectors you trust. That was the basic reason for the question. But not all home inspectors are drainage experts and not all drainage issues are easy to spot.

But there are basic tell tale signs i.e. musty odors, damp walls, mold and mildew and particularly standing water which is the most pervasive and normal sign. But you'd be surprised how many folks just gloss over these issues.
