Our Listing Agreement has a provision that states if they breach our contract for any reason other than our fiduciary responsibilities the seller may have to pay a fee for our time, effort and marketing expenses.  We have only exercised that twice in 20 years.

We have a blank space for one, but I never fill it in.  If you do something like that or a retainer fee, it is best to do it for ALL clients to avoid any Fair Housing claims that might arise out of a perceived, unfair treatment situation.

The brokerage doesn't: my team does. If the seller wishes to terminate they pay the markerting costs to date. Its all explained at the expectations conversation at the listing presentation.

Hello Evelyn,  I know of some companies that do but i do not.  I look at it  as I always want a win win situation and if someone is not happy, I would let them out of a contract.

We don't charge any fees but I can sure understand why some do charge admin. fees.  Its expensive these days for marekting and clients are harder and harder to get.

I would rather keep my reputation than a few bucks. 

I found that it's difficult to get someone to leave good reviews but they have no problem leaving bad reviews all day long.

No. We have an easy-exit clause. Trust me, you don't want to charge a fee for early termination; it breeds resentment from the seller and can hurt you and your broker in the future via bad publicity.

Nope, we pay no fee to withdraw from MLS so we don't charge.  I've had very few early terminations in my career.

We do not.  Some of our agents require only that the seller reimburse our marketing expenses, which seems pretty reasonable.
