I consider myself more of a consultant so I really get involved, rather than just an agent that wants to sell someone a house or put a sign in the yard. I enjoy helping people through the process of buying or selling a home. From the beginning stages of listening & learning about my client, to creating a plan of action, and seeing it all come together for them. I enjoy the overcoming and solving of the challenges that crop up after the contract is signed. The easy part is getting to the contract, it takes a seasoned professional to get it to closing as smoothly as possible. My main goal is for my clients to feel well taken care of, well represented, and they think back fondly of the whole experience.
I specialize in the short sale area, but I am not limited to that area. I started doing them on 2006 out in CA, where it is all shorts or bank owned. It is a necessary skill in today's market, and not all brokers have the experience and know how.
The interesting thing is, because I handle these extremely complex transactions where pricing & negotiating are paramount. It makes working regular sales, on the listing and the buying sides, very simple for me, and I can walk people through a real estate transaction very smoothly and with minimal headaches.
Take for instance an REO transaction. I've listed properties for the banks, I know how asset managers think, and the pressure that they have on them to liquidate, but the losses are tightly controlled. So when working with a buyer who would like to purvchase an REO, you have to structure a deal so that the asset manager will take the time to look at it, your counter offers have to be a good mix of give and take so that the process continues, or the asset manager will just write it off and decline. Then the buyer is back to square one.
