I've been selling residential, investment and some commercial property since 2002. I come from a family of Realtors and real estate investors, I've personally flipped over a dozen homes in AZ, MN & CA. I started out as a Realtor in St. Paul, MN where I sold an average of 30 homes per year as an individual agent - no team here - just lots of hard personalized work. 90% of my sales are traditional deals, but I am well versed in short sales and foreclosures. I realize that buying or selling a home is a huge financial decision and should not be entered into lightly. You should carefully consider the Realtor you choose to work with - we are all independent contractors with various levels of experience and expertise.
From the buying end, you need as much info about the home's features/objections, condition, value compared to the competition, neighborhood desirability and ability to resell in the event of a sudden life change. Something so many buyers forget is that once you buy a home - it's going to cost you essentially 6-9% to sell it; whether you are in it for two months or twenty years. So be sure of your decision!
From the selling end - you need the most amount of money for your home in the least amount of time - and ideally with the least amount of stress. You need your property listing to come out of the chute on day one looking fabulous online, perfectly staged, fabulous pictures of not only the home but the neighborhood and priced for immediate showings and offers. Time is your enemy when selling - the longer you sit on the market the more you prove to buyers that your price is wrong or your home has some other objection.
