The Home Buyers' Resource Center has been representing "Buyers Only" for over 15 years now, ensuring that our Buyers' Rights are protected. NYS Real Estate Law requires that Buyers Agents not represent sellers at all. Sellers agents take listings and then try to entice buyers to buy their listings creating a conflict of interest. The same Agent or Broker can't represent both the Buyers and Sellers interests at the same time so the Buyer always loses. The Selling or Cooperating Agent has to protect the SELLERS interests, BY NYS LAW, so no one negotiates for or protects the rights of the Buyer, only that of the Seller. In fact, anything you tell a Sellers Agent, the Agent is legally required to pass on to the Seller. For instance, if you can afford to pay more for the house, but don't want to, the Sellers agent MUST tell that to the Seller! However, they have no obligation, nor are they allowed by law to tell you anything about the Seller (such as whether the Seller is really willing to take less money for a quick sale, etc).

A Buyer's Agent only protects and represents Buyers and their rights. We negotiate the best price ensuring that you don't pay more than you should and negotiates purchase terms that favor your interests. We tell you what's wrong with a house and our only goal is for you, the Buyer, to get the best possible deal. We protect your private information. For instance, if you can qualify for a larger mortgage or can afford to pay more for the house, WE DON'T TELL THE SELLER. We, in fact, must pass all information about the Seller to you, the Buyer.

In the interests of our Buyers we can also originate your mortgage loan so you only have to go to One Person for all your homebuying needs. This simplifies the homebuying process for you and ensures fewer problems than if you were to use an outside company for your mortgage, and protects your privacy in the purchase transaction.
