The Ruby Slippers Team is made up of myself and Tammy Dalton.  I act as the team's buyer specialst and Tammy is our home pricing guru.  We started our team for a number of reasons:

We are housemates and have been best friends for 10 years.  When Tammy decided to become a Real Estate Agent, I suggested that we team up together and draw on our strengths. As a team, we can provide better service to our clients - by splitting up our buyer and seller services, we can be sure that everyone is recieving the highest level of customer service. We both come from a musical theatre background - and have an innate need to people please - our team lets us do that and still make a living (and have time for theatre, which we both still love dearly) Surprisingly, there are very few 'family' centered real estate professionals in the New York City metro area (and by family, I, not Mom and Dad).  Hence - the Ruby Slipper can't get more family than the land of Oz.....oh, and it doesn't hurt that Tammy is a dead ringer for Judy and Liza both...

Our sellers enjoy the highest level of customer service we can provide to them.  To start with (and most importantly), we provide a down-to-earth pricing consultation.  There is one price that your home will sell for at any given moment.  Our job is to give you (within 2%-5%) the most accurate depiction of that price.  We don't list homes that are overpriced - because in the long run, that will net you less money than pricing it right to start with.  Once our price is set, our marketing strategies are second to none.  Our sellers are provided with a website totaly devoted to their home, complete with virtual tours, video walk-throughs, still shots and more.  We expose the home to over 30 websites and offer weekly open houses and broker walkthroughs.  Just in cause something (knock on wood) happens before the home sells, we also offer a seller's home warranty - which will protect you through the day of closing.

Buyer VIP Treatment
Our buyers also recieve a level of service that can't be beat.  We only work with buyers as a full fledged Buyer's Agent.  This means that we can give you the best negotiation power out there.  We begin with an in-depth Buyer Consultation.  During this meeting we will create a very specific outline of the home you are looking for.  With so much inventory on the market right now, this is an essential part of the process.  Without it - you could spend months viewing homes - most of our buyers find their new home within 5 showings.  We then make sure that you have the best buying power available to you by setting you up with a top notch financing specialist.  This allows our clinets to make the equivellnent of a "cash offer" on a home - as opposed to one that is contingent on being approved for financing.  Our buyers recieve Home Pricing Comparisions for all properties that they are considering making an offer on - this way we can weed out the homes that haven't come to terms with the change in the market.  Our buyers do not overpay for their homes - because we feel it is our responsibility to educate them on the market trends and current price yields.
