Get to Know Denise and Tom Hayes

We are licensed in both Maryland and Pennsylvania. We have several designations, such as Certified Residential Specialists, Graduates of the REALTORS Institute, Senior Real Estate Specialists, Certified Short Sales Specialists, Certified Buyer Specialists and we are constantly updating our educational skills to be able to keep up with the market.

Other areas covered are Baltimore and Frederick Counties in Maryland - Adams and Southwest York Counties in Pennsylvania.

After you have surfed through dozens of real estate websites and played with all the gadgets, give us a call.  We are laid-back with our clients, fierce when representing your interests and aggressive when negotiating on your behalf.  We will always tell you both the good and the bad news.

We believe that buying and selling homes is serious business, which means:

You should not be pressured into making decisions before you are ready.   You should be the one making the decisions.  Our job is to make sure you have the necessary information to make good decisions. Your needs are put ahead of everyone else's, including ours. And last, but not least, communication is key.  We will be in touch often -- via email, telephone and in person.

As a Team, we also offer you "double coverage".  We pride ourselves in NOT answering our cell phone when we are with a client.  When we are on an appointment with you, you get 100% of our attention.  Your time is valuable.

However, if you are the one that needs to talk to us right away, then there is always another Team Member who can take your call and troubleshoot your immediate needs. The minute we become available we will return your call. There is great strength in numbers.  When you hire us, you get more than one agent.

The Hayes Group Rule of Thumb

There are many qualities and skills that go into being excellent real estate professionals - integrity, community expertise, in-depth market knowledge, marketing savvy, effective negotiation skills and a high-quality professional network, all of which are hallmarks of how we work.  But we are sure every agent claims to march to a similar beat.

Why chose us and The Hayes Group to be your Carroll County real estate professionals? Why are we different?

This "client first" philosophy has always been our approach and it requires we continually improve our skills and ways of doing business.  In addition, we have found that the latest technologies are enabling us to do everything we have always done, only much more quickly and efficiently. They've also helped us to extend the range of services we provide to our clients, but we will never be complacent and assume we "know it all".  We are always seeking ways to improve.

Most importantly, we are passionate about this huge responsibility we have in finding and selling homes for families and we enjoy what we do every day.  Everyone deserves to be a homeowner.  We are here to make that happen.

We always have a positive attitude and we try to "think outside the box" and be creative.  We want you to enjoy this process as much as us.

So when you decide that you would like to buy or sell a home in the Carroll, Baltimore or Frederick Counties in Maryland or Southern Adams and Southwest York Counties in Pennsylvania, please contact us.

Certifications

We specialize in REO, Short Sale, Residential Re-sales, Land and Condo sales. We handle loss mitigation, foreclosures and short sales.

As the market continues to change, we are finding that many homeowners are now facing the possibility of losing their home to foreclosure and they don't think they can sell their home because they owe more than the home is worth.

Are you late on your mortgage payments? Learn how you can stop foreclosure today. You do not have to let the bank take your home. You have options.

One of these options is a short sale. A successful short sale allows a homeowner with financial hardship to sell their home for what the market will pay, satisfy their mortgage, minimize credit damage and without paying real estate commissions and closing costs.

While short sales were virtually unheard of only a few years ago, now the majority of lenders are negotiating and closing these transactions. This is because short sales allow lenders to recoup more than they can from a foreclosure sale and in a shorter period of time.

With lenders more motivated to sell than ever, homes can often be purchased at a discount to their current market value. With some patience, buyers can achieve the dream of home ownership at a dream price via a short sale purchase.

The issue is that the lenders want the right type of transaction with exactly the right paperwork; most agents are completely unaware of what the lenders want. This is why the majority of short sales are either not accepted or take so long to close that buyers walk away. As a Certified Distressed Property Expert and Short Sale Specialist, we know how to submit a package the lenders will want to close.

With your financial future on the line, you need a specialist! We urge you to contact us today if you think a short sale might be right for you. Contact us right away to discuss your situation; your information will be held in strict confidence.
