It is essential that when one is attempting to sell a home in the current market that the home be priced right and show better than comparable homes.  Buyers have plenty of inventory from which to choose.  Most buyers looking for a home will make their decision within just 90 seconds of entering it, so you better make that entrance grand!

While I do list and sell homes, my goal is to assist home owners and listing agents in getting homes sold more quickly and for top dollar!  I have redesigned and/or staged over a hundred homes and investment properties.  Most were under contract within 6 weeks of list date, some in hot markets and some in very chilly markets. The best package, priced right will sell fast!

My passion is staging vacant homes.  Most buyers have a difficult time imagining what to do with a blank slate.  Even partially staging a vacant home can help emphasize features and expose the charm of a home.  My goal when staging homes is to make the first impression a lasting one. That process starts with curb appeal enhancement as needed.  The exterior of the home must encourage the buyer to come inside! When showing property, I have had several potential buyers refuse to get out of the car!  I recall a 90's home with white rock landscape and pink facade - the buyers refused to go inside!  Your home's exterior cannot repel buyers! And once inside, the buyer must be able to see the virtues of the home.  Amenities should be highlighted and flaws addressed.  This is my forte!

Face facts, have an open mind, be creative with marketing suggestions and you will be a successful home seller!

As a listing agent, I can promise you three things:  (1) I will give you the facts.  (2) I will stage your listing as part of my services, and (3) If you list at my 'Sell it Now" list  price, I will reduce my portion of a full commission to 2.5%. 

(1)  Just the facts.  Listing your home is important to me, but only if you as the seller are really interested in selling it.  Trust me, I know how painful it is to realize that you paid over 30% more for your home two years ago than you will be able to sell it for today.  Sure, I could tell you what youwant to hear,but after your listing has sat on the market for six months I guarantee you will not be singing my praises.  I realize you don't want to "just give your home away".  Trust me, you aren't.  Buyers aren't very concerned about what you paid in an inflated market.  They are concerned about value at todays prices.

(2) I will stage your listing.  Assuming we agree on price, we are onto the next step: presentation.  Selling one's home is not for sissy's!  It can be an annoyance, but if you are a dedicated seller, you will reap the satisfaction of selling soon and for as much as the current market will bear if your home sparkles and invites potential buyers to imagine themselves living in your home and making it their own.  The art of staging really works!  As a seller you must be a participant in the process and accept that this is necessary to get you top dollar in the current market!

(3)  Reduced Commission.  If you accept my "list to sell now" price and allow your home to be staged, you will have positioned your home to be sold sooner than it's competitors.  Our common goal is getting your home sold.  Why would I reduce my commission?  By doing steps 1 & 2 you will have reduced time on the market by half, reducing my costs considerably. Am I reducing services - No.  I will still actively market your home in the MLS, Realtor.com, web & other syndicated media. (This does NOT apply to Commercial or land properties for obvious reasons!)
