Properties sell quickly if priced correctly. In order to know where to set that price, we do extensive research prior to listing. Part of determining the correct price for your home involves taking a look at similar homes that have sold recently & doing a Comparable Market Analysis (CMA). That's as far as most Realtors go, but in today's rapidly changing marketplace, it is also important to consider the current market conditions. What else is available for sale right now? Those are the properties Buyers will compare yours to & we use that information to create a pricing & positioning strategy. Selling property is all about positioning. Your house doesn't have to be THE BEST HOUSE EVER. It just has to appear equal to or better than the alternatives.

For Buyers, the first thing we do is Listen. We listen to what Buyers say (and don't say) about their preferences & must-haves. With this information, we pinpoint homes that meet those criteria, then continue to refine our searches based on Buyers' reactions to homes we show them. We are in daily contact with our Buyers -- immediately notifying them of new listings or price changes and educating them about things they will encounter in the home buying process (i.e., inspection, appraisal). Buyers moving from out-of-state love us because we know the area so well & because we use videos to keep those Buyers in the loop during every stage of the home buying process.


Homes that are well maintained & reasonably priced go under contract very quickly. That's why it's important to work with a Realtor who works full time in the business. Most agents are part time, which limits their availability for anything from showings to questions & their power to help Buyers react quickly when bargain properties hit the real estate market.


Once we find the perfect property, we guide Buyers through the negotiation process, contract paperwork, home inspection, financing, final walk-thru & closing. Our agents are available via text, email, fax, or phone call so that they can take action on any issues or questions along the way.
