My name is Kristen Smith and I am the managing partner of Premier Property Management of West Michigan. I have 15 years’ experience managing investment properties and assisting Realtors. During my time working for others I noticed a couple of things that should be changed in the way a property management company is structured and what is offered to investors and Realtors.
Why Premier Property Management of West Michigan was started:
· When an investor hires a property manager they pay a monthly management fee of 8-10%. Many companies charge additional "hidden" fees on top of the management fee. Some of these fees are maintenance upcharges, advertising fees, lease renewal fees, etc. We do not charge "hidden" fees, giving real estate investors the full service that they expect when hiring a property manager and a better return on their investment.
· Realtors sell to investors and may refer them over to a property management company. After they send their client over, it is a gamble on whether or not they will get that client back. We track where our referrals come from and we note all of the investors files with the agent that referred them to us. If the investor lets our office know that they are looking to buy or sell we will send this client back to the agent.
