Doing business the right way.

     My name is Phil Welke and I am a Senior Financial Officer with Van Dyk Mortgage Corporation.  I have been in the mortgage industry for 6 years and pride myself on honestly and integrity.  Being in a business that has so many stereotypes from bad experiences I am trying to be a personal representation for clients as well as co-workers on a better way of doing business.  This better way of conducting business brings an individual long term security in this volatile industry and also many future referrals from satisfied clients. 

    Many have found comfort in going to a local bank to protect their best interest with a large institution but what people don't realize is that the best financing is not found at a local level.  There is a tremendous amount of walk in business with these organizations and they can offer higher rates and closing cost and still be productive.  This is not entirely in a clients best interest.  I want my clients to have both the security of large company as well as the personal service of local branch.  We are national direct lender with 400 plus branches throughout the US.  We are also a certified and licensed FHA and VA lender in almost 40 states and offer every product available in the market today.

    Along with being a direct lender we also have a wholesale division which allows us to allocate other major institutions niche programs for your benefit.  When we are working on putting together financing for you I am doing the shopping around for you to ensure you are getting the best situation for your financing.  Something that is the main difference from us and other large companies is that from the application to the funding of your loan you work exclusively with me. 7 days a week I can be reached morning day and night for any questions or concerns that you might have.  Many do not realize until they have already paid an application fee that they will be transferred to 5 different departments during the process making it very difficult to get questions answered and updates of where things stand with your loan process.

    We have spent a good bit of money on software that puts us at the leading edge of technology.  With each client I can input a specific scenario that searches over 30 of the top banks including our direct lending division to give me the best situation for my client.  From there I work with the client to formulate what their short and long term goals are to ensure that we are customizing the loan for what will benefit them the most.  On a refinance there are many factors that go into choosing the right way to structure your refinance so that you are recapturing your cost of the refinance.  Many transactions have closed where people feel they did right by getting a decent rate but what they don't realize is that might take you 10 years to recoup the cost and if you sell in 5 you have made a bad financial decision with that loan.  Rates are low for now and anyone with a rate higher than 5.75% needs to be in contact with their financial representative to look over some options.

    I would have to say that we cover the full spectrum on what we have specific products for.  We carry first time home buyer programs that allow clients to minimize down payments and get closing cost paid for as part of the transaction.  We also have niche Jumbo programs for loans over 417K that very few can offer with very good terms.  Everything in between is still there and readily available.

    We are also working toward promoting and setting up corporate mortgage and real estate benefit programs.  As a direct lender we can offer a company owner a free service that gives his employees internal access to our current programs, reduced rates and closing cost and a point of direct contact for a financial analysis of their situation.  Each employee receives a benefit package that includes a member services card, individual web account access, informational guide to educate them on current underwriting requirements and limitations.  This should be a great service for employees and an added benefit for the employer.

    As a financial professional I have all current required licenses to conduct business in states in which we operate.  As an employee of Van Dyk Mortgage we have consistent financial training to ensure that we are at the cutting edge of our industry and can make the necessary advisements for clients no matter what the situation.  We are trying to separate ourselves from your average application taker and provide a unique experience and professionalism.
