Certifications

Working in the Real Estate industry for the last 4.5 years has been a pleasure. I have gotten more out of helping people sell and find homes and feeling grateful that I am in this profession. Having worked on Wall Street for 40 years in the trading area and getting personal graification out of my own trades I am now smiling for other people, helping them create their dream. Shortly after receving my real estate license I took a course to become a specialist in the Senior Real Estate market. This is my specialtly ,as I live in Lions Head South in Brick. In 2006 I returned to classroom work and competed the broker's real estate course and now am a Licensed Broker/Associate, which enabled me to further my knowledge and ability to serve all I come in contact with. Realtors offer many services when selling a home. Most homeowners when selling their home seek a Realtor to assist them in the process. The decision of which realtors to work with or hire and for what commission amount can be complicated. Companies are offering low commission with STATING to be offering services EQUAL to that of a full service agency/Realtor. Chosing the lower commission is not always giving the results of just spending less but getting a lower NET price for their home. The answer for the homeowner when hiring a REALTOR is RESEARCH. Ask the Realtor for a list of his/her active listings and copies of where they are marketing the listings. The internet, although a great tool, cannot be the only marketing tood being used. Look for newspaper ads, the mailing tools, open houses and other sources of marketing, such as magazines etc. While checking the listings, observe home many price reductions were taken. These reductions are often more than what the full service, full commission Realtors would have charged (the difference between DISCOUNTED and FULL SERVICE. Also ask about the support system when a problem(s) arises. Can the agent service you and can the Realtor work in a timely manner to ease the stress of these bumps in the road? A Realtor with too many listings cannot service the seller (s) with assistance and questions that will arise during the listing period and the sales/closing process. Just as important are the listings which have expired and have not sold which sold be obtained from the Realtor.. Selling yhou home is a big decision. Do you homework and do not just look at the commission rate. In most cases paying less for service means getting less service. Each mortgage company is different, so other records may be required according to that financial institution. Application Checklist (For Applicant &/or Co-Applicant) 1. Copy of sales contract Employment record: name, address & phone number of employer for the last two years and current pay stubs 3. Last two year's W-2s 4. Bank accounts, credit unions and savings and loan account statements 5. Last month's bank statements If self employed - two years completed tax returns and year to date P&Ls Liabilities - a complete list of debt, including banks, department stores, credit cards, etc. Account numbers, addresses, balance owned and monthly payments. Lease or mortgage information - name , address, phone number(s) and account number(s). 7. Divorce decree (if applicable) 8. Bring check or cash to cover cost of credit report and/or appraisal.
