FHA Loans backed by the Department of Housing and Urban Development this mortgage offers borrowers with very little money down, poor credit or limited credit history the ability to finance up to 96.5% of the value of the property and 3% of allowable closing costs. Seller's can contribute up to 6% of the purchase price to the buyer towards closing costs. Non traditional forms of credit can also be used to qualify.100% FINANCING VA - NO MONEY DOWN PROGRAM - No Down payment required; the borrower pays for closing costs or can have the seller contribute up to 3% - 6% towards closing costs. 100% one loan without mortgage insurance. Funding Fee Required.102% FINANCING USDA - NO MONEY DOWN - 0% Down payment required and closing costs can be financed into the loan up to 102% of the purchase price. Single-family homes Owner Occupied are eligible by county. First time home buyer status is not required, there are some income limits. Guarantee Fee can be financed. No Monthly Mortgage Insurance required. INVESTOR LOANS - Used to finance 1-4 family properties that will be for investment. Cash out and No cash out refinance are allowable. Single family detached, Condo's, PUD's and single-family second homes can be financed. JUMBO LOANS- All properties that have a value greater than the maximum FNMA/FHLMC loan limits conventional mortgages. Offers 30 and 15 year fixed rate mortgage and competitive ARM products with full documentation. Cash out and No cash out refinance are allowable.
