While I was a Realtor I found that my business was cyclical meaning that income was not coming in as consistently as I would like. An evaluation showed that I was doing what you need to do but the administrative burden was getting in the way. I'd marketing my services through various sources and followup on the leads and nurture them. With some work I'd get several listings and start working with buyers. The administrative activities took all my time and I couldn't do a good job working the leads. There would then become a period of time when there were no new prospects in the pipeline.

The services I now offer will allow an agent to do the activities that only she/he can do. I can take care of the day-to-day activities and get the prospects into the pipeline and do the administrative activities on the listings and the post contract work.

I wanted to add that I'm also a professional virtual tour creator and dealer for Real Tour Vision. I started out doing virtual tours for my own listings and found them to significantly increase traffic. I started offering them to Realtors that I knew and now am picking up some business doing tours in addition to the other services I offer. Certifications

I have chosen to work primarily with Settlement Room. I am now trained on using it and have an account ready to setup online transactions for you. I can also work with other online transaction management systems (OTMS) such as Relay and SureClose. The benefits of OTMS are many. The broker and agent benefit and the buyer and seller also benefit. It's a win-win situation. The transaction must be tracked and managed whether you're doing it with a manila folder system or an online system. It's just more efficient and nearly paperLESS to do it with modern technology. I jokingly say, hire me and save a tree (maybe a forest)!!

I am experienced with a number of customer relationship management systems (CRM) such as Top Producer 7i and Salesforce and others. In addition, I have been working for many years with Microsoft Office including Word, Excel, Access, Powerpoint, and Outlook. I plan to get Microsoft certified on this powerful suite. Since many agents use Outlook as their main contact management system I have done extensive research and have begun working with add-ins for Outlook that will add functionality to this powerful contact manager to do drip campaigns and other functions important to managing leads.
