I specialize in Reverse Mortgages, and often work with seniors to stave off a foreclosure, if the numbers work out. Credit scores do not matter, income does not matter...only the age of the borrower and the value of the home. There is no monthly payment, and the interest accrues to the loan balance. When the last borrower leaves the home for the last time, the loan becomes due. It is repaid either from proceeds of the estate or proceeds of the home's sale. If it sounds too good to be true, let's talk about the pros and cons.
Seniors can also use a reverse mortgage to purchase a home! If a couple has sold their primary residence elsewhere and are moving here, they can use the proceeds of the previous home sale to "buy" the equity of a home. They can either purchase a home here for roughly half of what they had planned to spend, OR they can purchase nearly twice the home for the same amount of money - realtors, can you hear me?
