I have earned a C.R.S. (Certified Residential Specialist) Credential. It's a credential awarded to the top 4% of all Realtors in the country for a combination of continuing education, experience and closed transactions, and it assures the clients they are working with the best in the business. I consider myself proficient working with both Buyers and Sellers of Single Family Residences, Condominiums/Townhouses and Residential Income Property. I take pride in not cutting corners and by being thorough. I dot the "I" and cross the "T". I also pride myself in staying current with ever-changing laws, regulations and market conditions. Ninety-nine percent of my business has been in Santa Clara County and 75% is within about 10 miles of my office which is now in Saratoga but was recently in West San Jose near Cupertino and Santa Clara. My Primary Marketing areas include: Campbell and West San Jose, Saratoga, Cupertino, Santa Clara, Sunnyvale and Mountain View, although I've sold property throughout the valley and started my real estate career in 1976 in East San Jose.
For Sellers I have an aggressive marketing program designed not only to achieve the highest price, but also to insure a smooth, anxiety-free sale transaction. In addition to being an advocate for the seller, I also see my role as educator about market conditions, standard practices and realities; and as project manager. I understand to importance of constant communication.
For Buyers I offer an unpressured working relationship, guidance and recommendations throughout the entire home-buyer process, and lots of patience. I want the purchaser to be pleased with their purchase long after the escrow closing. I look out for the purchaser's interest ahead of my own interest in making a sale. I've been described as "low-key" and "patient" by former clients. I particularly enjoy working with first-time home buyers, but I'm also comfortable working with sophisticated investors and have completed many Starker delayed exchanges into mid-size apartment buildings and commercial property, and even concurrent IRC 1031 tax-deferred exchanges prior to 1981. I have a deep understanding of real estate transactions and all that goes into them.
As an independent broker, free from rigid Corporate rules, I can offer flexible and individualized services and fees to suit the particular needs of the situation. For example, at a landlord's request, I have assisted his tenants purchase the home they were renting from him by providing and assisting in the completion all legally required paperwork and documents to insure complete legal and regulatory compliance. Brokerage fees were adjusted to reflect the reduced level of work.
I have experience representing lenders selling REOs, and with Short Sales representing either the buyer or seller.
