You may be advised to grill your agent on all kinds of parameters, pick an agent with strange letter designations after their name or one with million dollar producer tag lines.

This isn't rocket science but it is your most important asset.  If your agent is a million dollar producer but is too busy to return your calls or e-mails, or takes calls during your meetings, you don't need them. They care more about their goals than yours.

I have found that most people just want personal attention to their needs, honest and fair dealings, responsiveness, accuracy, courtesy, follow up and experience to get the job done.   I started my real estate career after a long career as a customer service manager & knew that the type of superior service I provided would be welcomed.

Moving to a rural area raising horses brought me another wealth of information on what to look out for in country homes, farms, ranches and acreage.   You can hire someone who cares about their zillion dollar production numbers or someone who puts you number one, has been in the trenches, cares about you, your situation and your interests. I use my experience, resources and network to provide professional customer service versus lip service.

Buying and selling in a rural environment is very different than the city.  Buyers often have city expectations and country dreams!

Buyers may be surprised to learn they may not have DSL, dog control, or building codes of any kind.  When I first moved to the country I inquired about a building permit for a deck & was asked if I was putting in a septic tank.  When I said, ......NO, I am building a deck......they told me if I wasn't putting in septic tank they didn't care what I was building.

Sellers will have longer days on market due to a much smaller pool of buyers and shouldn't expect constant showings or open houses to be the norm.  The key is to find the right buyer, know the area, property and be able to explain the value of country living.  Since there are fewer showings, sellers must understand it is even more important than ever that their home shows well.
