Since there are fewer waterfront properties for sale, most agents just do not have the specialized knowledge of appraising the value or investigating waterfront properties.  In fact, it’s not unusual for a most real estate agents to never have a single waterfront transaction in the entire career.  Sometimes “you may think you’ve found a great deal” but the reason it’s a great deal could be restrictive use conditions or protected plants and animals etc.  You might not be able to create that private beach you’ve been dreaming about.

Long story short, you can always change the house, but you can't change the location, so buy a property that you really love after you have checked it our first!  

Consider the property more than the house!  Ask the right questions:  When Howard Stern rented his first home in the Hamptons he hated the lack of privacy and had to move after just one summer.  So it is important to realize that anyone can use the waterway in front of your home?  The answer is YES!  Therefore it is so important to know if that great home you are considering is the "local hangout" on the weekends or during summer months.

Remember that the public's right to use water is guaranteed by the United States Consitution.  Waterfront Properties are not just any home.  Special considerations need to be taken to ensure that your property will suit your lifestyle and let you enjoy the activities you love.

Determining Your Needs:

The most critical part of looking for waterfront property

When potential waterfront homebuyers seek out Jonathan's advise, the first step is finding out how you want to use the property.

Ask yourself some questions to get a feel for your expectations of a waterfront property:

What types of activities do you enjoy? This is a huge factor in choosing a waterfront property because you'll want to choose a property that makes it easy for you to enjoy your favorite pastimes.

For avid boaters, the size of the boat becomes a crucial part of finding a waterfront property. Fishermen will want to stick to properties with easy access to the water. Kayaking or canoeing. While large, active bodies of water are a good fit for many boaters, some buyers may be looking for a more intimate waterfront experience.

How often do you plan to be there? Some properties aren't meant for year-round use. In rural Maine, for instance, seasonal homes called "camps" are great from mid-spring to mid-fall, but often lack proper insulation, central heat or a year-round water source, making them unsuitable for winter use.

What other lifestyle needs do you have? Besides allowing you to enjoy the activities you love, your waterfront property should meet any other needs you have as well.  If you travel often on business, limit your search to properties within an hour of an airport.
