In todays Mortgage market, purchase money can be hard to come by. A good Mortgage consultant needs to read HUD and lender guidelines daily. I have seen many,many mortgage brokers send pre-qual letters to borrowers and realtors just because they asked for one.This wastes everyones time when the loan officer doesn't know what he is doing, not to mention the fact that most buyers are in a time-sensitive situation where they have to move out and are expecting to close on their new home, yet they never had a chance of closing in the first place. Not only is this a waste of time and energy,it will tarnish the realtors reputation over time.When a realtor sends a borrower to me and I pre-qual it,you can rest assured that loan will close ON TIME !!

 Since I also market renters heavily, I am frequently able to send pre-qualified borrowers to my realtor contacts.What goes around must come around, we are all in this together !!

I do loans anywhere in Florida. I have much experiance with FHA/ First time home buyer and USDA loans where the zoning permits.I also still have lenders for Stated income / Stated asset loans on primary and invesment properties.

I also do Reverse Mortgages ON PURCHASE TRANSACTIONS !!! This is a huge selling point to borrowers that are 62 or older.

I also do Commercial property,including non-income producing and hard-to-finance property types,including raw land.
