I am a professional Real Estate Transaction Engineer who is a dynamic problem solver that develops win-win solutions for everyone involved in my business agreements. Although not limited to, I specialize in lease option purchase transaction agreements, along with developing and transferring (typically selling) owner financed mortgages/private notes. I am seeking to assist motivated owners who will sell their real estate property using non-traditional (creative) financing techniques that meet the seller’s needs.  In addition, I also help Investors rid themselves of negative equity and/or negative cash flowing properties that the owner does not occupy. I am also simultaneously seeking to assist home buyers, particularly persons who have steady income that may not immediately qualify for a traditional bank mortgage. I place my lease option tenant-buyers into a great HUD certified nationwide non-profit organization program whose goal is to provide fantastic 30 year fixed low interest rate mortgages (currently 3.625% with buy down option to less than 1%). Low interest mortgages also includes covering all costs for property improvements!!! (New kitchens, New bathrooms, New flooring, Landscaping, Decks and much more), along with providing terrific continuous one on one mortgage counseling services!!!! I guarantee that all Realtors will be paid their full normal sales commission (at least $1,000 is always paid upfront) for providing sellers and/or buyers that agreements are executed with.  For all persons who are not Realtors a minimum (consultant) fee of $1,000 is also provided. I work with all types of residential properties (single and multi-family along with apartment buildings and complexes). There is no minimum or maximum price range for the business agreements that are sought; with my current and growing network of contacts and support I have the ability to execute just about any good potentially profitable real estate transaction. I charge no fees or commissions; I receive payment only when the transaction agreement is executed. I currently have and am always seeking additional lease option tenant-buyer candidates and properties within Philadelphia, PA; NY City & the surrounding metropolitan area (particularly Queens, Brooklyn, the Bronx & Suffolk County-Long Island) along with Northern New Jersey (particularly Jersey City, Hoboken and Linden). Generally a minimum 2 bedroom home is required; 3 bedrooms or above is preferred. In the near future I am planning on expanding to include Raleigh, NC and Atlanta, GA. I am also a licensed Professional Engineer with over 22 years of diverse engineering, construction, inspection, maintenance, operations, program/project and facilities/property management experience. My Non-Traditional/Creative Financing Real Estate Transaction Program is the real deal; I pride myself in providing far superior quality of service and product than all of my investor competitors.
Born in Queens, NY; raised in Brentwood, Long Island, New York. Graduated with honors and a Regents Scientific Diploma; played on high school varsity basketball and junior varsity baseball teams Directly after high school graduation attended the University of Pennsylvania; Penn is an Ivy League college located in Philadelphia, PA. For two years majored in Chemical Engineering at Penn Graduated from a dual degree program from Old Dominion University and Hampton University located in Norfolk and Hampton, Virginia respectively. Earned a Bachelor of Science in Mechanical Engineering and Applied Mechanics with a minor concentration in Computer Science Directly after college graduation began very progressive 22 year career at MTA-New York City Transit.  Began as a Special Assistant to an Engineering and Construction Executive; created developed and maintained management information systems Promoted from Engineering Technician to Assistant Mechanical Engineer performed Engineering Design Project Management for bus facility and equipment projects Out of an applicant pool of over 400 selected as one of the first four ever Operations Superintendent Trainees. Subsequently promoted to Operations Superintendent in charge of several hundred employees Served as a Manager of Engineering, for which achievements earned MTA-NYC Transit’s Distinguished Service Award Promoted to Director of Planning and Control of NYC Transit’s multi-billion dollar capital programs Obtained New York State Professional Engineer License Earned a Executive 21 Construction Management Graduate Program Certificate from Polytechnic University Promoted to Project Engineer and subsequently promoted to Construction Manager; supervised dozens of staff members, contractor personnel and private consultants for numerous projects with cumulative budgets of approximately $600 million dollars Departed MTA-NYC Transit employment to pursue entrepreneurial career As owner and executive manager successfully transformed a desolate commercial space into an operating NY City restaurant As co-owner successfully created and operated a home inspection and engineering company with another licensed Professional Engineer Own real estate for over 22 years and have successfully performed investment property management for nearly 13 years Formed two real estate investment companies: Real Estate Properties and Home Financing Corporation along with Real Estate Property Solutions LLC Successfully completed various real estate investment training courses from numerous multi-millionaire investors and experts through Trump University/Initiative along with James Smith and the Coaching Company Operate a website development for passive income business In January 2011 planning to acquire a construction and engineering consulting company, Project Management Resource Group, Inc.
