Ok, I'm supposed to tell you about myself and not be shy about it.  What's a shy person to do and why would a shy person be in Real Estate.  Well, believe it or not I am shy, but not when it comes to working for my Sellers or my Buyers.  I am a a hard working Realtor and work very hard for my clients.  I don't quite go to the ends of the earth for them, but pretty close to it.  I will leave practically no stone unturned, (or in this part of Texas, piece of granite) to locate that certain piece of property that is "the" one that the buyer is looking for.  Same for my sellers, well, I don't go looking under rocks for buyers, but I will work very hard for them to show their property and to have it advertised in as many places as there is possible.  The reason I work like that is because I love what I do and I love matchmaking people and places.

Since becoming a Realtor almost ten years ago, I have spent hours upon hours not only working for my clients, but educating myself so I can serve them. I also have the designation SRES and BPORE and I have my Brokers license.   I have received my ePro, ABR, Texas Affordable Housing Specialist and my GRI designation. I am also a 2016 graduate of the Texas Realtor Leadership Training..    I am a firm believer in education for Realtors.  It is the best thing you can do for yourself and for your clients.  My real estate education has given me a better education for my career than  any of my college ever did.  I will continue to promote education and to obtain more education as time allows.

My education I believe is one of the things that sets me apart from other agents and I believe my ability to make prospective clients feel at ease with me.  That I am genuine, honest and I have values that they are looking for in someone to represent them.

 Currently I serve on two State Committees and I an the Chairman of the Hughland Lake Board of Realtors Education Committee. I am also on the Professional Standards Commitee, which ia a very interresting and I serve on the Professional Development Committee, Education Sub Panel.  On this Panel I have the pleasure of listening to a 20 minute presentaton by another Realtor who is hoping to become an GRI Education Instructor.  It is not a hard job, but the hard part is these folks trying  to show you that they will make good Instructors.  Recently I was awarded 2015 Realtor of the Year by the Highland Lakes Association of Realtors.   I am honored and humbled  to join the ranks of those Realtors that had been awarded  this honor before me.  

 Outside my profession as a Realtor I am active in my Church, a member of the Llano Womens Culture Club, past member and second vice president of the Llano Chamber of Commerce, Past member and Chairman of the Finance Committee of my Church, member of State Education Committee for appproximately 9 years and Professional Standards Commitee, past member.  Past Secretary for the Cherokee Chapter of the Antique Motorcycle Club of America, and member of several other motocycle clubs.

My husband and I have three children and five grandchildren. We lost our oldest granddaughter in October of 2015 to MELAS which is. Mitrochrondrial disorder.   My husband iis an avid motorcyclist and when possible I do ride with him as a passenger.  We  both love to fish when schedules allow.

When you are looking for a Realtor to represent you in the sale or purchase of property in the Texas Hill County/Central Texas I would love to be your go to Realtor.

Certifications

Since I am an Accredited Buyers Representative, I generally work with buyers.  First time buyers are fun to work with.  They are just as excited and apprehensive about the buying process and experience buyers.  I like educating them and letting them know that we are a team and will work together.  I let them know that they will receive probably more information from me in the mail or each time we meet that will provide them answers to questions they may have forgotten to ask me or remind themselves to ask the next time we meet. 

I also work with sellers and have had and do have sellers that I love working for.  They understand that we are in a tough time right now and are trying to be patient with the market.  I just tell them that we are all working very hard to show their property and find the right buyer.  It's just taking a little longer than a year or two ago.  Just try to continue the communication and keep the positive attitude.  Basically keeping the Faith.

In our part of Texas, we have ranches, acreages, single family homes, lake homes, undeveloped lake property, undeveloped land and some commercial properties.  Whatever you are looking for just call us and we will use all our resources to try and locate just the right place for you.

Please let me give you a little background, about 4 years ago, I decided that I would put my land up for sale after about twenty five years of ownership as I needed to fulfill my full retirement goals. Since I live in San Antonio and my land was in San Saba I looked around San Saba to see what real estate business might meet my needs. After some looking into what was available in San Saba, I decided that I would try my luck in Llano since it was the next closes town to San Saba. One of the first real estate businesses that caught my eye was the Jesse James Real Estate which I thought was a neat name. Anyway, I went into the office and was directed to Emily Hudkins office and I explained to Emily what I had to sell and what I wanted to do. Emily then processed to ask a lot of questions about the land, my thoughts on how and what I wanted to do and why and how soon I wanted to get it all done. I quickly felt like I was not talking to a stranger but to someone that I had known for a long time as Emily’s mannerism were genuine and very comfortable. Emily then advised me on what actions she would undertake and also provided me with some information about the business and how they work. Emily said that she would contact me in a few days with the information that she would collect and to see if I was interested in allowing her to be my agent for the sale. As I left the office, my comfort level felt extremely pleasurable as my thought process in the undertaking of the sale were both very positive and so very doable. The most positive part to my thought process was the fact that Emily had diminished my concerns with her professional “Can Do” attitude. Her positive and easy attitude put me in a very trusting and comfortable state of mind which for me is not easy to do as I am both a Military and Federal Service retiree. But Emily had not only figured what my needs could be but she also used herself and her background as the carrot on the stick to assure that we both would be on the same page on this sale. Emily called a few days later and provided me with the information that she had collected and what she thought was a good sale price. She also asked me if I would allow her to be my sale agent and if I did say yes then she needed for me to come see her to sign the contract and also maybe we would take a drive to the land as she had trouble with its location. I said that yes I was interested in her being my agent and that I would come see her and as they said the rest is history. Emily acted, talked, and treated me like a friend from day one and it was not part of her sale pitch but the person she is. Emily was very serious about the fact that I was not close by and assure that she made herself available if I had any questions or needs that concern the sale. I must say that Emily did all the work for this sale to be completed and she certainly earned her money. She also however did something I am sure was not her intention and that is that she sat the bar so high for any future real estate agent in my eyes. I know that I may find another agent but not an agent/friend like Emily has been to me, I couldn’t be that lucky.

Emily Thanks again for all your help with marketing and moving this property. Your excellent drive to over-communicate and to take care of a non local buyer has been greatly appreciated. Thanks to you, and you have been awesome and dealt with my misunderstandings of the process with great courtesy and care. I think you and I are the same in that we over communicate and insure we meet deadlines where others kind of just go with the flow, but you handled this all very well.
