While listing and selling homes since the early 1990's, I would like to say I have seen it all; but, the real estate market is so dynamic, I continue to learn.
Those years of expereince mean I know my way around to represent buyers, sellers and investors in their purchase and sale tranactions while I continue to learn new twists turns, regulations, disclosures, financing options and many other tools and much other information along the way.
In the Grand Juntion real estate market, as 2013 wraps up, our average home price is $168,000. This is a working person's home price and that is the market I have worked for most of my years in this business.
I have taught first time home buyer classes and worked with over 240 first time buyers over the years.
When my mother was aging I decided it was a good time to become knowledgable about working with seniors: move-down buyers, ranch-style home buyers, lock n leave community buyers.
Relocation, second homes, vacation homes, and move-up are all areas where I have worked and know the ropes.
Throughout my real estate career I have worked with sellers.
I've represented a builder or two but for the most part, I have listed what we call in real estate jargon, pre-owned homes.
As a matter of fact, I have often told buyers the best value in homes for sale can often be found in those which are 3-5 years old. They have been lived in long enough to get the cracks and little plumbing leaks fixed but the carpet and other items that wear over time are still reasonably fresh. Plus, the landscaping, drapes, fences and other after-market add-ons are all in place.
In real estate we have a variety of what the industry calls 'designations'. Since I spent years in Boy Scouting (Eagle Scout earned) I jokingly refer to these designations as 'merit badges'. Among my merit badges of real estate are:
Realtor- This is our recognition among fellow practitioners that we are licensed and affiliated with a reputable professional assocaition.
NAR- National Association of Realtors identifies me as being a member of the profession in good standing on the national level
GJARA- Grand Junction Area Realtor Association is our local chapter of the NAR organization
GRI- Graduate Realtor Institute
CRS- Certified Residential Specialist CDPE -
CDPE- Certified Distressed Property Expert (dealing with pre-foreclosure/ short sale transactions)
I am currently licensed in the state of Colorado, license # 35684. From 1992-2011 I was licensed in the state of Alaska, where my wife and I lived and worked in Anchorage.

During the past 2 yrs, Doug has displayed both experience and integrity during our business interactions. He has proven to be well versed in the local real estate market as well as emerging trends. A trait I especially admire is honesty. When Doug doesn't know the exact answer to a direct question (nobody knows everything! LOL), he acknowledges the fact and then proceeds to find the answer. I respect that. From both an investor as well as a homeowner perspective, my experience with Doug has been very beneficial and I recommend anyone needing to buy or sell a property... consult with Doug first. |

Doug has been very helpful in helping my family to locate the right home. He has a wealth of information about both the local Western Slope market, and the inter-mountain region. Doug is very communicative through his research and network of market experts. He also disseminates his knowledge and information to the public through his local newspaper weekly column. I have known Doug Van Etten since 2011. My first impression was and still is his commitment to the community and strong willingness to help at a moment's notice. I have noticed his ability to teach skills and concepts in a clear and simple ways that make me feel confident and i am able to understand. Doug’s organizational skills and vision have enriched this community providing Western Slope of Colorado superb opportunities for many of us and specially to my husband and I. These opportunities did not exist in this region before and Doug has stepped up to the challenge and created these for many. So much of what Doug does enriches the lives of many others around him. Doug handled my property in Grand Jct., CO. Unfortunately we did not find a buyer, but Doug was very professional, kept me posted on what was happening with property, & followed up on everything the buyer wanted, & there was a lot. I highly recommend Doug & will use him again in the future. |
