| Donna and Joe Cragin are very knowledgable about the real estate industry and processes that were involved with purchasing our home. We met Joe and Donna and instantly connected with them because of their open and honest approach. We purchased a short sale property, which can historically be a lenghtly and frustrating process, but because of their expertise and great working relationships with the bank and other involved parties we were able to close within 1 month. I know this is not typical of short sale purchases but because Joe and Donna they were able to make this happen for us. We are very thankful that we met them and would recommend them to any of our family and friends. We love our home and couldn't have closed on this deal without them. |

| In a soft market Joe and Donna promoted our house within the real estate firm community as well as prospects. Their knowledge of the local and regional market helped us price the house and understand the + and - of our property. The end result was a very good selling price and the house sold in half the projected time. Joe also helped us follow up and negotiate with the home inspector and schedule needed repairs. Their knowledge of the sales process from start to the closing table was very helpful. I may be moving to FL this Spring and my property in Richboro will list with Joe and Donna. |

I was looking to buy a house in a highly competitive neighborhood with few listings which presented a challenge, but the Cragins were able to develop a unique strategy and approach based on my situation which lead me to buying the house of my dreams at a fair price. | Both Donna & Joe know how to listen to concerns. The houses like mine already listed (two-level raised ranch row house with Garage, Laundry, & FR on the Ground Floor), were being published as "Basement" and "First Floor" which was NOT the case. We published mine properly as "Ground Floor" and "Main Level". Garages cannot be in basements. Joe & Donna listed the property at 9:00 PM and it was in the MLS and on line by midnight, pictures and all. They each bring something different to the team and their follow thru was 100% every time on every issue. The whole office team was extremely professional too. I had staged the house to sell and it sold in two weeks but none of what I did would have meant anything without agents like Joe & Donna especially since the selling agent was distracted some of the time. |

| Donna and Joe Cragin did a great job helping me find a home. They didn't stop looking until they found the perfect home for me. They spent the time inspecting the home to make sure there were not any problems that I should be aware of. They were able to get the seller to accept less than the asking price, get me to the property as soon as it was put on the market, and continue to keep in touch many years after the sale. I would highly recommend them and found them to be very experianced, knowledgeable, and easy to talk to. |

| I was lucky enough to come across Donna and Joe Cragin when looking at a particular home listing on-line in 2006. After initially speaking with Donna I knew she and Joe would then be our real estate buying agent. Joe and Donna together have a great mix of real estate experience and home structure knowledge. They are very patient and will assist you in your search for a new home until you find "the one". Once you do find "the one", Donna and Joe have the saavy to negotiate with the selling agent to make sure you get that home under the terms and conditions you prefer. After you purchase your home Donna and Joe remain very helpful; such as supplying you with home values if you are planning on refinancing or just updating you with important real estate market information through e-mail. I strongly recommend the Cragin's and will definitely use them next time I move. |
