We practice Sole Representation in every sale: We either represent the buyer or the seller in each sale.  Not both parties. When the agent represents both parties at the same time, it’s inherently difficult to be an advocate for one party over the other because each client has opposite goals.  We know this is controversial but we simply do not represent both parties interests at the same time. Note: It is perfectly legal for an agent to represent both the buyer and the seller at the same time in California. (However, it is considered a conflict of interest and not legal in many other states). Realtors, bankers and politicians will all reassure you they have no conflict representing the best interest of multiple parties at the same time...that they are not influenced by the money. We simply want to offer clients the choice the choice of sole representation in their agency representation.
