For 6+ years I have been in the business of selling mobile homes. Yes, those "trailers" that are parked in a mobile home park, nowadays called "community". They don't call them trailers anymore either. Back in 1986 the Department of Housing and the industry as a whole, decided that they needed to update their image and it was decided that a trailer or a mobile home was now going to be called "manufactured home". Well, lots of  people still call them trailers or mobile homes, especially mobile homes since they are located in a park, sorry, "community". Anyways, for those of you who has never seen a new or newer manufactured home, boy, are you going to be surprised.

One of my listings, a 2003 Champion manufactured home, is very impressive. It is located in a very nice community in Canyon Country, in a community called Parklane Estates. the original home that was there was un-sellable, to many problems with it. So I went to the owner of the company that I worked for and suggested that we buy it and pull it out and place a new home there. We did and then I found a buyer for the new home.

They got a brand new, completely dry-walled 4 bedroom home with 2 baths, both a living and a family room and a big eat-in kitchen with light maple cabinets and all the appliances included, even a built-in microwave. Approximately 1680 square feet of comfortable living with a vaulted ceiling that makes the manufactured home feel even more spacious.

Now, they are moving out of state and asked me for help to sell it, which I am glad that they remembered me and want to use my services again. I am also glad to say that I left the dealership I was working for in September this year. I went and took my state exam and passed and I am know a licensed real estate agent, instead of a licensed sales person through the Department of Housing. 2 separate licenses, real estate being the more advanced and also I now have access to the multiple listing system, the one reason that made me make the transision. When you work for a dealer, all your listings are exclusive and no other company can show and sell, only that dealership.

I can now service my clients with the same friendly smile and also give them the power of MLS, life is truly great. Another thing I come to realize is that now, with a real estate license, I can sell any home, be it condo, townhome or manufactured home. I know, market is slow but I am doing ok just selling manufactured homes.

Certifications

Selling manufactured homes is quite a challenge but I have been doing it successfully for 6+ years. When trying to sell a manufactured home, there is no such thing as zero down or a first time home buyers program. Depending on credit, a buyer needs a minimum of 5% down but the FICO score got to be 680 or higher. Anything lower, we are now talking 10% and a FICO of 620 or better. If you are self-employed, your required down payment is now 20-40%.

About a year ago I had a woman who was a cash buyer, wanting to buy a new home in Parklane Estates. She got turned down for park approval. Even with a couple of hundred thousand sitting in her bank account and enough monthly income, no park approval. That was tough, for both of us. I finally found her a home in another community that had different guide lines for park approval and they told me that if she is willing to put up a double security deposit, they would approve her. She did and got a really nice manufactured home for a lower price but with a higher space rent. She was still happy and still is.
