I am a licened auctioneer and real estate broker in the state of mississippi. I have sold all types of real estate at "public auction". I have asked some of my real estate broker friends how do they know they get "top dollar" for their client when a ceiling has been established by the asking price. The real estate sign in the yard doesn't say when this selling event will take place. An auction sign on the property telling what day and time this auction will occur will cause loss of sleep and great anxiety among lots of people that you never dreamed would have any interest in the property. A public auction allows for all potential buyers to have an equal chance to own the property,usually in a rapid biding pace.
