I use Zillow as a Premier Agent and yes I pay for it. However I understand what Zillow is. Zillow is... more I use Zillow as a Premier Agent and yes I pay for it. However I understand what Zillow is. Zillow is a Tool. And like any tool, it must be used properly for it to be effective. Zillow has a VERY Large sphere and If utilized properly you can connect to that tool. To me all An agent wants is the opportunity to get in front of a consumer that is CONSIDERING buying or selling. Notice I said CONSIDERING. Many are on the fence , or having wish full thinking, or even just intrigued if they sold their home where would they move to . How do I capitalize on this Vast market of followers they have. Well I reach out to every Make me move and FSBO buyer in my market. I send a Short but to the point email asking about their post of their home. This starts a conversation with a new lead. Is it a great Lead? who knows until have a true honest conversation with them. I may or may not be able to help them, however I promise you I Defiantly can't help them if I don't at least do my due diligence and ASK. Yes I get un answered emails, phone calls direct mails and what not , but Lets think about this. I spend lets say a $100.00 a month on Zillow. that is $1200.00 a year . I convert JUST ONE contact to a sale of 480,000( which I have and why using that example) at a 6% commission and after I pay my Broker their split , we will use 80/20 that is $23,040 if I had both sides of deal,, OR $11,520.00 on just one side of deal. Did I not just pay for that service I pay Zillow for the year and the some. What kind of ROI is that? Now you may ask how many do I have to contact to get that figure. Well I would be lying if I said it happens every week. So here are some REAL Life numbers I have had Since July of this year. Listings I got using Make me move 490k ( SOLD and received 3% commission) 225k listing ( received 3% commission) 82k ( received 6% as duel Agent) SO YTD since July( when I signed up) I have $19.392 in commission. Minus the 1200.00 year of payments I net $18,192.00 . What program or sphere are you using that can get you that kind of ROI? This is not counting the leads I get from them , I average about 5 a month. 1 I have turned into a Buyer and looking for a home for them. But see I already been paid back and then some. So rest of the year is all More ROI and that is what we all want. So would I recommend Zillow? YES I WOULD
