Money Problems is one of the 21 ways that you can lose your Real Estate License.  Money problems can include commingling, failing to account for funds, or failing to remit money that belongs to another.  I feel that money problems is the biggest threat to principals and of the 21 ways to lose a license this one impacts the principals the most.It is prudent that you have a seperate bank account for Real Estate funds and that you deposit any funds that a principal is trusting you with into that seperate bank account.  An agent must not touch these funds as they do not actually belong to the agent.  If the funds are deposited into an agents active bank account, the funds could get confused with their own and spent.  Commingling of funds has resulted in many Real Estate fraud cases.Your pri...

By Glenn Felson, Thought Leader in PropTech
My deep passion for PropTech began with my love of Real Estate.  Whether it’s a new home for a growing family, or a downsizing for empty nesters, real estate transactions are deeply emotional and often the most expensive purchase of someone’s life.  It didn’t take long for me to realize how complicated the business was.  There were so many layers of redundancies, and with all of the ancillary services that are part of a closing including mortgage, title, insurance, inspections, and legal, the process creates such a high level of anxiety.  Real Estate transactions often take place during times of great sadness such as divorce, death, and business failings, and the last thing that someone needs when going through these difficult times is the burden of a stressful and opaque process.  When...

Starting Real Estate Agent courses I was prepared to learn about policies, procedures, etc.; but didn't realize I'd spend hours going over ethics.  Can I say I'm relieved?  A legit code of ethics.  I feel EVERY occupation should have such a thing.

Money problems are some of the most common problems in real estate, being dishonest about money and certain numbers can cost you not only your license but possibly a criminal conviction. Watching over the transferring of funds is crucial for creating a safe and secure environment in your career and for clients. One example is a woman from Bristol, Tennessee who stole hundreds of thousands of dollars, and now has a $1.25 million fine and twenty years in prison.Criminal offenses are not taken lightly by the commission and disciplinary actions will be enforced. Not to mention your case will be posted to the public! Always make sure you are honest and accurate in your dealings. For everyone's sake.

New technology is most often used for entertainment, but, in time, various types of commercial businesses adapt these technologies for their use. Whether they use a specific technology to reach more consumers or to improve the services they provide, commercial businesses eventually adapt new innovations to suit their needs. The same is true of the real estate industry, which is notoriously slow when it comes to making these types of changes. However, they are catching up in regards to their use of artificial intelligence. How Does AI Help Real Estate Agents Compete?Already, AI has helped real estate professionals reach out to home buyers and sellers by digitizing transactions. Aside from visually inspecting the property, there isn't much that sellers and buyers can't do over an internet...

By Brian Gardner, I help real estate agents grow their business.
(Agent Engine)
Hello fellow ActiveRainers, my name is Brian Gardner, and I am new around here. I am not an agent, but the co-founder and CEO of Agent Engine. As this blog’s title indicates, I am also a web designer and have a soft spot for the real estate industry.Let me explain. In the summer of 2018, I sold my WordPress-based design business to a hosting company. The acquisition brought about a small runway for me to take some time off to ponder what the next stage of my life would be.I spend just under two years in the proverbial wilderness, picking up freelance projects and a few other smaller endeavors. When I realized this wasn’t the life I wanted to live, everything changed.Web design (and personal branding) has always been my passion. As someone who wanted to be the CEO of a startup company, I ...

It may seem obvious that in any professional setting if you break a rule, there will be a consiquence. But what are the consequences to breaking a rule in the real estate industry? How serious are these consequences? The severity of the consequence will depend on the action- but can be serious enough to lead to criminal conviction and prison time. It's shocking how many Licensed agents have and continue to misuse their license. When running a google search of agents that have been caught mis-using their licenses I was suprised to see there were pages and pages of cases, wether it was an agent contiuing to work with an exired license or an agent engaging in fraudulent activity. It's always been hard for me to understand and relate to how someone could defy someone that is trusting them w...

(Anchor Tax Relief LLC)
I work with many Realtors who fall behind on taxes, and then don’t know the steps to settle with the IRS.It's easy for good people to fall behind. No one's withholding taxes from your commission checks. Your business is seasonal; strong sometimes, but weak at other times. And then closings that get delayed. It makes your cash flow harder to manage and your tax payments harder to maintain. If you or someone you know is behind on taxes, here’s 3 steps to settle with the IRS. File your return.Even if you can’t afford it.Even if don’t have the time for it.Even if you don’t have your tax records together.  Because until you're in “compliance”, any effort to fix your tax problem is dead on arrival at the Internal Revenue Service.Until you're in compliance, your bank account may be subject to l...

By Ryne Lambert, Dedicated House Buyers in Green Bay, Wisconsin!
(Sell My House In Wisconsin)
Let me tell you a story about the first home I purchased through a real estate agent. It was eight years ago when I was searching for my first house. I was just 24 years old and dating my future wife, Kelly. We were ready to move out of our one-bedroom apartment on the east side of Green Bay. The real estate market in northeast Wisconsin was still recovering from the Great Recession. Supply was high and demand was so-so. Therefore, I felt I had to take advantage of what was left of the seller’s market.Kelly worked in Menasha and my employer was in downtown Green Bay, so we were looking for a house somewhere between Appleton and Green Bay to avoid a long commute for either of us. We spent nights scouring real estate websites like and a new website called Zillow, looking for a...
