I often get asked: “How do I know if a property is really popular, or if it’s simply overpriced?” My first go-to tool is always Google Analytics (GA).It helps me understand what’s really happening behind the scenes on a property listing’s webpage—whether it’s getting enough eyeballs, whether those visitors are sticking around, and whether they’re returning for a second look.Let me show you how to do the same. The Basics: What You’ll NeedBefore you dive into analyzing traffic, make sure you have: A website with actual traffic (if no one’s visiting, there’s nothing to analyze!). Listings, typically via an MLS feed or some similar system. Without specific properties, you can’t identify which pages might be underperforming. Google Analytics set up on your site. Otherwise, there’s no data to ...

This one is hard to see why someone would do this. Not only is this selfish and goes against other ways to lose your license, but it also is very dishonest. Is it really worth it to get that extra 1-3% to lose your license and potentially never get any sales again? No, it probably isn't. Plus once each client finds out, you probably lose those clients for future business as well.         I have not had this exact thing happen to me. But I was the seller on a home where my listing agent represented myself and the buyer. At first I thought I would be ok with it, but after the deal started going down. I promised myself I would never have an agent represent both sides. It would not matter if I was the seller or buyer. You would need to be certain the agent can truly be a 3rd party...

(Novum Wealth)
How to Buy Rental Properties with No Money Down Using Hard Money Loans Securing financing is one of the biggest challenges new investors face. Traditional lenders demand large down payments, high credit scores, and extensive financial history—barriers that prevent many from starting. However, alternative financing methods, such as hard money loans, provide investors with a way to acquire properties without using personal capital. What Are Hard Money Loans? Hard money loans are asset-based, short-term loans used primarily for real estate investments. Unlike banks, hard money lenders focus on a property’s value rather than the borrower’s credit score. These loans close quickly—often within days—making them ideal for competitive markets and distressed property purchases. Though interest r...

Failure to disclose a material fact about a property is a quick way to lose your license.Back in 2018, I was representing a client in purchasing a home for her and her husband. I took the couple to see the home, they loved it, we made an offer and it was accepted. When it came time for the inspection, we opted to test the home for Radon. When the test came back with a dangerous positive, I let my client's know I would handle the situation.I spoke to the seller's agent about the Radon and showed her the test results. She agreed it was a dangerous level, and that it needed to be mitigated. When she spoke to her client, he absolutely refused to mitigate. The seller's agent informed me of this, and that the seller was willing to back out of the contract if we were not willing to waive the mi...

Arizona is Home ProgramThis program is available in select counties across the state and provides 4% down payment assistance, forgivable after five years. Buying a home is one of life’s big decisions, and in 2025 it’s even more of a puzzle. Over the decades I’ve helped people—whether it’s your first purchase or a savvy investment—figure out what works best in Columbus, Georgia. Here’s my honest take on what matters most right now:1. Interest Rates: Don’t Wait for the “Perfect” MomentI often see buyers holding off, waiting for rates to drop even more. The truth is, no one can really predict what rates will do next. If you find a home that fits your needs and budget, it might be a smart move to go for it. You can always refinance later if rates improve. Just remember, you can’t freeze today’s price forever if home values keep climbing.2. Buying vs. Renting: What Makes Sense for You?Choosing between renting and buying in 2025 isn’t just abou...

20-point checklist today’s contractors should heedIn the wake of disasters like fires, hurricanes, floods, landslides and more, many homeowners find themselves targeted by opportunistic contractors eager to exploit their vulnerability. Promising quick fixes and “priority service,” these unscrupulous individuals use high-pressure tactics to secure deposits or contracts without delivering on their promises. For homeowners facing the stress of fire, smoke or water damage, they are now taking time to research and vet contractors to avoid falling victim to these scams.“Unfortunately, disasters that impact a residential structure often attract unscrupulous people posing as reputable contractors to take advantage of vulnerable homeowners,” says Paul Dashevsky, Co-CEO of GreatBuildz—a free onli...

Do I need a real estate agent to buy land? While it's not required, the decision depends on your experience level, available time, and the property's complexity. You can successfully purchase land independently and save 5-6% in agent commissions, but you'll need to handle property research, negotiations, and legal requirements yourself. This guide breaks down exactly when you can go solo and when professional help makes sense.Key Takeaways: Independent land purchases typically save 4-8% on costs but require 20-30 additional hours of personal time investment in research, documentation, and coordination. Success without an agent depends on the property's complexity, with simple residential or agricultural parcels most suitable for DIY purchases. When buying land without agent representati...

In the world of home decor, color is a powerful tool that can set the tone and mood of a space. Few colors have had as significant an impact as pink, thanks in large part to the influence of former First Lady Mamie Eisenhower,  originally of Boone Iowa. Known for her love of the hue, often referred to as "Mamie Pink," she inspired a wave of optimism in American homes during the 1950s, a legacy that continues to shape interior design.Mamie Eisenhower's preference for pink wasn't just a personal style choice; it was a cultural phenomenon. After World War II, America was eager for a fresh start, and Mamie's penchant for pink offered just that. The color became synonymous with prosperity, femininity, and a hopeful future. Her influence was so profound that pink began to appear in everything...
