coop: Buying a Coop: Be Prepared and Qualified - 10/29/11 08:18 AM
Buying a Co-op

Being Prepared to Fulfill the Requirements of the Board

Manhattan Co-op ownership differs from that of Condominiums in that you own shares in a Corporation instead of holding Title to a piece of property.  The Corporation is governed by a Board of Directors.  It is this Board that establishes what the requirements are in order to purchase an apartment in their building.

Unlike condominiums a purchaser can be rejected by the coop board. In a Manhattan condominium the board only has first right of refusal and must buy the apartment for the same terms … (9 comments)

coop: Coop Board Requirements - What Do Coop Boards Ask For? - 10/10/11 02:05 AM
What Do Co-op Boards Ask For - Require?

A: Detailed personal and financial information. If you're a first time buyer of a coop below is the typical information and documents required to be submitted with a coop board package. All coop purchasers (except sponsor sales) are required to submit a board package. The board will review the package, if it looks in order they will schedule an interview with purchaser.
A Co-op board will require complete financial disclosure. They will look into your financial history, current and past income, assets, liabilities and references when evaluating your board package.

coop: Manhattan Luxury Condos, Condops and Coops - 09/29/11 03:52 PM
Since January 1, 2011, all real estate brokers and agents in New York are required by law to provide written disclosure of who they represent. In New York buyers have the right to their own representation. On-site sales agents at new developments represent the interests of the seller "sponsor" developer, not the buyer. As Manhattan real estate continues to become more transparent, more buyers will benefit from working with an experienced buyer's agent. A buyer's agent has without limitation, the following fiduciary duties to the buyer: reasonable care, undivided loyalty, confidentiality, full disclosure, obedience and duty to account.     A … (3 comments)

coop: Manhattan Real Estate: Q&A: What is an Aztec Recognition Agreement? - 01/26/11 01:50 AM
A: The Aztec Recognition Agreement (sometimes spelled Aztech) is a three-party contract between the borrower, lender, and coop. It is a form that must be signed by the borrower, lender and the coop.
(The form gets its name from the company that produces it)
It is the document that the bank draws up to give its lien the first priority over the co-op's lien in case the shareholder defaults. Also, the co-op corporation promises to notify the lender if the owner fails to pay maintenance or other fees to the co-op.
The co-op corporation is prohibited from permitting additional financing or … (13 comments)

coop: Determining Price Differentials Using Condo and Coop Offering Plans - 10/08/10 03:24 PM
A seller recently asked what is the price differential for each floor of the same line in a Manhattan apartment building.   In Manhattan there are many variables in determining the price differential for each floor. A beautifully renovated apartment on a lower floor can easily sell for a higher price than an "original condition" apartment on a high floor. The parlor floor in a townhouse may be worth more than the 4th floor if it's a walk-up.   The second floor in a pre-war cast iron building can have unique windows and higher ceilings than similar apartments on higher floors. … (7 comments)

coop: Manhattan Apartment Buildings in history/today: The Oliver Cromwell - 09/03/10 01:43 AM

Architect Emory Roth completed this distinctive 30 story ornate building in 1927. Located mid block on West 72nd Street off Central Park West, the building converted to coop in 1984. There are 172 apartments. The tower, has a buff brick façade above a rusticated, three-story stone base and terra-cotta window surrounds in Italian Renaissance fashion at the fourth, fifth, sixth, 15th, and 26th through the 29th stories. The building has setbacks at the 16th, 19th, 20th, 21st 27th, and 29th floors.

The Oliver Cromwell is very similar to Roth's Carlyle Hotel on the east side. The Oliver … (5 comments)

coop: Manhattan real estate in history/today: Hotel des Artistes - 11/02/07 04:35 PM
Hotel des Artistes - 1 West 67th Street  Upper West Side
Originally built to house painters and sculptors, this beautiful 1918 building - with studios that feature double-height windows and wonderful light - quickly began to draw artistic residents from other fields.
In 1922 Rudolph Valentino America's hottest movie star at the time rented a bachelor pad at Des Artistes, even though he was married to his second wife, Natasha Rambova at the time.
Actually he was still married to his first wife, Jean Acker because his divorce in California would not be final until the following year. Valentino was charged … (14 comments)
