I'm a new agent as of 7 months ago. I love the proffession and I knew I would always get to this stage in my life. But, one thing I did not count on is my ignorance of home inspection on MY OWN NEW HOME purchase. BUYER BE WARE!!! I'm passing this on so anyone that hasn't done this, won't do it, or will know to do this??? Huh My home I purchased was built in 1958, lots of lovely trees. Eeeks! Well, two weeks after the move in, our sewer started backing up in one of the tubs and one of the showers. AHHHH. At this point in time, I am fighting it out with the Home Warranty company not wanting to pay the $3,000 portion of my $8,000 bill. Which, by the way, job completed. I had to, I mean what am I going to do, right? So, they are saying its the Inspection gone wrong by the home inspector. Home inspector says "I've done nothing wrong!" and proves it to the Warranty Company......long story and still unsettled. MORAL of the story, if you have large tree's on the lot you are selling or buying, your's or your clients, HIRE A PLUMBER TO CHECK THE SEWER LINES!!!! This is outside of your normal home inspection. It can cost around $150, per a couple of plumbers. THIS IS WORTH IT!!! I could have really made a bad mistake with this one if it were a client of mine. Would I have gotten a referal from them? Probably NOT! Save yourself and advise them to pay the extra cost or YOU pay it for them. It will pay off in the long run.
