"New people to AR, IMHO, usually come here for two reasons: to increase website exposure or to generate more business via referrals, networking, or web presence.

What happens then? They stay because they find the true value of AR or they quit because after 4 weeks there is no significant increase of traffic to them or they have received no leads. Oh, well-Rome wasn't built in a day as the saying goes!

This blog is not about the mechanics and reasons AR works. I just want to give you a quick overview of the last two weeks:

I have received two buyer leads-1 from a direct referral from an AR associate and one through my AR profile via my website. One is a FTHB-pre-approved with $10K down and the other is an out of state buyer looking to move into the community ($350-$400K with 20% down).

Ok Buyer leads are great but it does get better! An investor found my AR profile and journeyed to my website. After reading extensively about me-I never realized how much people could learn about me via my writing-they contacted me by phone.

After several long phone conversations and a Face to Face-we feel very comfortable with each other. They are giving me two listings to see if I do what I say I can do. IF I produce the expected results (I am a firm believer in the adage-Under Promise, Over Deliver!) they currently buy and/or sell between 75 & 100 properties a year. What could this mean to my overall business! Of course not all of this is in my area, but I am not greedy, I will take what I can do and refer the remaining business. (Any takers?)

Or the phone call I took yesterday from an investor that wants an "expert" in my marketing area. After approximately 30 minutes on the phone, I potentially have 2 more listings.

I say potentially because I am going to look at the second house today. The first house I looked at yesterday, gave my opinion of the work still needing done, and my price point opinion-which was $30K less than they were expecting! Well, when you back up your "opinion" with facts and statistics-along with an outstanding marketing plan----needless to say I got that listing!

The second house is priced more realistically, so it really shouldn't be a problem-but here is the thing-I did not know anything about this property until AFTER I got the first listing. So, on the first listing-gave them bad news, backed up my bad news with fact, impressed importance of knowledge in marketing area, and marketing plan-GOT LISTING-THEN told of second listing.
