"Ok, here it is! Last week, while attending ABR class, I got a referral from Active Rain...this deal is for a Commercial deal...originally, it was for a 2-4 residential units, now I am finding out that it is so much more. The deal is between $2M-$5M, since i do not do commerial, I have partnered with a Realtor who can handle this type of a deal. She used to be an assistant of Grubb & Ellis Company #1 Commercial RE producer.

After contacting the customer, we have found out that he was already working with another agent here in Las Vegas and he will not sign an Exclusive representation...it will be crazy since we can provide the information with no protection on our side. We can give him the address and all other information and we might end up giving it for free, so this one is a touch and go situation, however, without AR, I would not have gotten this referral. Maybe the next one will really be a success!"

"Our best success story begins with a 1.4 million dollar spec house in Douglas County, on the market for 2 years.

When the house had been on the market for 8 or 9 months, the builder asked his realtor if staging would be a good idea. The realtors advice was that staging wasn't worth the money and trouble.

The property sat for another year.

One day, the builder ran into a prosective buyer "driving by" who said she had been looking at the property on-line for months and wondered if she could look inside. The woman loved the house, until she got into the master bedroom. It was vacant, and she was sure her king-size bed and night-stands would not fit, even though the builder assured her there was plenty of room.

The next day the builder staged the spec home -, kitchen, family room and master bedroom, complete with a king size bed and two nightstands. The staging took 2 days and cost $780 and the house was under contract 3 weeks later! The home finally sold after having been on the market for 2 years and just before the bank forclosed on the loan!

Just think how much money the builder would have saved, and possibly made, had he staged the property a year earlier...?"
